Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.
Zone case 222/18 on Thursday, Sept. 13 at 9:00 a.m. is the appeal of Jared Decker, applicant, and South Side Works City Apartments LLC, owner, for 455 S. 26th Street/2639 Sidney Street (12-H-265-3) in the 16th Ward (Zoning District SP-5).
Applicant requests use of first floor as animal care (general).
Variance: 911.04.A.4: Use as animal care (general) is not permitted in SP-5 zone.
Zone case 232/18 on Thursday, Sept. 20 at 10:30 a.m. is the appeal of Alex Bard and Dave Bjornson, applicants, and Dave Bjornson, owner, for 25 Carrick Avenue in the 29th Ward (Zoning District R1D-L).
Applicant requests conversion of existing church into Public Assembly (limited) and Art or Music Studio with 22 space accessory parking lot.
Variances: 911.02: Public assembly (limited) and art or music studio are not permitted uses in the R1D zone; 912.04.A: Minimum front setback for parking is 30’, 6’ requested.
Special Exception: 916.04: Minimum setback from R1D zone is 15’, 5’ requested.
Zone case 233/18 on Thursday, Sept. 27 at 10:10 a.m. is the appeal of Cheryl Beech, applicant and owner, for 2303 Lutz Avenue in the 29th Ward (Zoning District R1D-H).
Applicant requests existing 6’ privacy fence.
Variances: 903.03.D.2: Minimum 5’ front setback required and 0’ requested; Minimum 5’ exterior side setback required and 0’ requested.
