Zoning Board hearings


Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 420/16 on Thursday, Jan. 12 (continued from Thursday, Dec. 8) at 9:10 a.m. is the appeal of Atlasland and Building Corporation, owner, and Edwards Communities Development Corporation, applicant, for 2313 Wharton Street (parcels 12-G-164-0-1, 155, 160, 165, 178, 170, 168) in the 16th Ward (Zoning District UI).

Applicant requests to construct a multi-unit residential structure (320-340 dwelling units) with integral parking.

Special Exceptions: 911.02: Multi-unit residential is a Special Exception in UI zoning district; 904.07.C.4: Special Exception for height, 5.5 stories proposed; 907.02.J.5(b): 500’ building length limit in Riverfront IPOD, 536’ requested.

Zone case 345/16 on Thursday, Jan. 19 (continued from Thursday, Dec. 15) at 8:50 a.m. is the appeal of SWN Enterprises LLC, owner, and PS & R, applicant, for Arlington Avenue in the 18th Ward (Zoning District H).

Applicant requests four new single-family dwellings with rear decks, integral parking.

Variance: 905.02.C.3: Maximum area of disturbance 50% permitted; Maximum height 40’/3 stories permitted, 43’ requested; 915.02.A.1.d: Top and bottom of sloped areas shall be located no less than 5’ from property line, 0’ requested; 915.02.A.1.e: Retaining walls shall not exceed 10’ high.

Administrative Exception: 911.02: Use of single-family detached dwelling in Hillside zoning district is an AE.

Zone case 46/17 on Thursday, Jan. 19 at 9:20 a.m. is the appeal of Stookey Investments LLC, owner and applicant, for 1816 Fox Way in the 17th Ward (Zoning District R1A-VH).

Applicant requests new construction of four-story detached single-family dwelling with integral parking and rear deck.

Variance: 911.02: Multi-unit residential is a Special Exception in UI zoning district; 903.03.E.2: Maximum height three stories permitted and four stories requested.
