Upcoming City of Pgh. Zoning Board hearings

Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 322/16 on Thursday, Sept. 8 at 9:30 a.m. is the appeal of James J. and Bonnita J. O’Brien, owner, and Galaxy Tanning, applicant, for 2545-47 Brownsville Road in the 29th Ward (Zoning District R1D-L).

Applicant requests use of first floor of existing two-story structure as retail sales and services (limited).

Special Exception: 921.02.A.4: Change from one nonconforming use to anouther is a Special Exception.

Past Cases and Decisions: ZBA 101 of 2008, applicant’s request for use as child daycare up up to six children, operating 7 a.m. to 6 p.m., Monday through Friday was approved.

Notes: Certificate of Occupancy 77819, dated 7/26/1999, permitted occupancy “Continued use of existing bldg. with vacant storeroom on first floor withtwo dwelling units above at 2545 and similar 2547 (total of four dwelling units) and 12 stall rear parking area (new replacement rear decks porches)”. Certificate of Occupancy 200801542, dated 9/8/2008, permitted occupancy “Use of first floor of two-story structure for daycare for up to six children ages infant to 15 years; operating 7 a.m. to 6 p.m., Monday through Friday.”

Zone case 234/16 on Thursday, Sept. 8 at 10:00 a.m. is the appeal of Scott Harr, owner and applicant, for 329 Clover Street in the 16th Ward (Zoning District R2-L).

Applicant requests round pool at rear of single-family dwelling.

Variance: 903.03.B.2: Minimum 30’ exterior side setback required and 12’ requested.

Zone case 335/16 on Thursday, Sept. 15 at 9:00 a.m. is the appeal of Anthony Caggiano, owner and applicant, for 11 Natchez Street in the 19th Ward (Zoning District R2-H).

Applicant requests HVAC unit for single-family dwelling.

Variance: 903.03.D.2: Minimum 5’ interior side setback required and 1’ requested.
