Upcoming City of Pittsburgh Zoning Board hearings

 


Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 70/16 on Thursday, March 31 at 8:50 a.m. is the appeal of 24 Real Estate LLC, owner, and JRR Homes, applicant, for 1807 Jane Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests third story addition to 2½-story building and use of the first floor as retail sales and service (limited), use of upper floors as a single-family dwelling (alternatively use of structre as two-family dwelling).

Special Exception: 921.02.A.4: Change from one nonconforming use to another is a Special Exception.

Variance: 903.03.E.2: Minimum 5’ interior side setback required and 0’ requested.

Past Cases & Decisions: Zoning Board of Adjustment 304 of 1988, Special Exception and Variance granted for erection of a 7’ x 15’, 12’ in height, one-story extension to northerly side of existing structure subject to the conditions.

Zone case 94/16 on Thursday, March 31 at 9:00 a.m. is the appeal of JRR Homes LLC, owner, and Bergeron Home Repair, applicant, for 1814 Wharton Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests third story addition to single-family dwelling.

Special Exception: 921.02.A.4: Change from one nonconforming use to another is a Special Exception.

Variances: 903.03.E.2, 925.06.C: Minimum 3’ interior side setback required and 0’ requested.

Applicant requests two new three-story single-family attached dwellings with integral parking, front terraces and rear decks.

Variances: 903.03.D.2: Minimum 1,800 sq. ft. lot size permitted and 1,320 sq. ft. requested (lot 2); Minimum 15’ front setback required and 11’ requested (lot 1); Minimum 15’ rear setback required and 13’ requested (lot 2); Minimum 5’ interior side setback required and 0’ (dwellings, terraces) requested (deck 1).

Zone case 82/16 on Thursday, April 7 at 9:40 a.m. is the appeal of Ifikhar A. Malik, owner, and Front Studio Architects, applicant, for 125-127 Brosville Street in the 17th Ward (Zoning District H).

Applicant requests new multi-unit residential structure with integral parking (4 units).

Variances: 911.04.A.85: Use of multi-unit residential is not permitted in Hillside zoning district.

Zone case 140/16 on Thursday, April 7 at 10:00 a.m. is the appeal of Dennis H. and Charlotte J. Vasil, owners and applicants, for 353 Birmingham Avenue in the 29th Ward (Zoning District R1D-H).

Applicant requests one-story addition at rear of single-family dwelling.

Variances: 925.06.C: Minimum 3’ interior side setback required and 1’ requested.

Zone case 87/16 on Thursday, April 7 at 10:30 a.m. is the appeal of Mary Alice Vukas, owner and applicant, for 2803 Carey Way in the 16th Ward (Zoning District LNC).

Applicant requests use of structure as two dwelling units.

Variances: 914.02.A: One additional on-site parking space required and 0’ requested.

Zone case 89/16 on Thursday, April 14 at 9:20 a.m. is the appeal of East Carson Properties LLC, owners and applicants, for 170 S. 17th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests rooftop deck for two-family dwelling.

Variances: 903.03.E.2: Minimum 5’ interior side setback required and 0’ requested; 912.04.B: Minimum 5’ rear setback required and 0’ requested.

Zone case 25/16 on Thursday, April 14 at 9:50 a.m. (continued from February 11) is the appeal of East Carson Associates INC., owners and applicants, for 3010 East Carson Street in the 16th Ward (Zoning District UI).

Applicant requests construction of new six-story hotel including two-level parking structure.

Variances: 904.07.C.3: Maximum FAR 3:1 permitted and 4.6:1 requested; Minimum 10’ interior side setback required and 0’ and 3’ requested; Minimum 20’ rear setback required and 0’ requested; Maximum height 60’/4 stories permitted and 85’4”/6 stories requested.

Zone case 96/16 on Thursday, April 14 at 10:00 a.m. is the appeal of Twenty first Street Associates, owner, and Pittsburgh Sign and Lighting LLC, applicant, for 2021 Wharton Street in the 17th Ward (Zoning District CP).

Applicant requests seven new wall mounted business ID signs for Giant Eagle.

Variances: 919.03.M.5(a): Maximum 80 sq. ft. in sign face area permitted and 195 sq. ft., 406 sq. ft. and 421 sq. ft. on north elevation, west elevation, and south elevation requested; Maximum letter height 4’ permitted and 5’ requested (for sign A).

Notes: Certificate of Occupancy 85772, dated 10/29/2003, permitted occupancy “Two 4’6”x55’ (247.5 sq. ft. each) individual letter wall illuminated signs; two 21” x 14’9” individual letter illuminated wall signs; and one, 6’x16’ individual letter illuminated wall sign mounted on mounting plate.”

Zone case 97/16 on Thursday, April 14 at 10:10 a.m. is the appeal of 201 Shiloh Street Associates, owner, and Harlen Stone, applicant, for 203 Shiloh Street in the 19th Ward (Zoning District LNC).

Applicant requests existing 14.44 sq. ft. LED business ID sign.

Variances: 919.03.O.3: Electronic non-advertising signs are not permitted in LNC zoning district.

Past Cases and Decisions: ZBA 113 of 2013, the applicant’s request for 14.44 sq. ft. LED wall mounted sign for the restaurant was denied.

Notes: Certificate of Occupancy 86811, dated 5/13/2004, permitted occupancy “Open air courtyard for dining accessory to bar/restaurant with 6½’ wrought iron fence and 6’ brick wall (solid wood dumpster enclosure)(no entertainment in courtyard).”
