Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 137/16 on Thursday, March 17 at 9:30 a.m. is the appeal of Paul Martinez, owner and applicant, for 410 William Street in the 19th Ward (Zoning District P).

Applicant requests new third story addition to existing two-story single-family dwelling and three-story rear addition, rear deck.

Variance: 905.01.C: Minimum 5’ interior side setback required and 0’ requested (addition, deck).

Zone case 133/16 on Thursday, March 17 at 9:50 a.m. is the appeal of Pritchard Hill Capital LLC, owner, and The Gateway Engineers INC, applicant, for Arlington Avenue (parcels 3-K-35, 36, 37, 40, 41, 44, 46, 48, 49, 50, 52, 54) in the 18th Ward (Zoning District H).

Applicant requests lot reconfiguration and 12 new 3-story single-family attached dwellings with front decks and integral parking.

Special Exception: 911.04.A.69: Use of a single-family attached dwelling is a Special Exception in Hillside zoning district.

Variances: 905.02.C.3: Minimum 3,200 sq. ft. lot size required; Maximum 50% area of disturbance required and 75% proposed; 915.02.A.1.d: Grading shall be 5’ from the property lines and 0’ proposed; 906.08.C.5: Development shall be set back 50’ from the edge of steep slope overlay when it occurs at the Ridgeline or Base.

Zone case 70/16 on Thursday, March 31 at 8:50 a.m. is the appeal of 24 Real Estate LLC, owner, and JRR Homes, applicant, for 1807 Jane Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests third story addition to 2½-story building and use of the first floor as retail sales and service (limited), use of upper floors as a single-family dwelling (alternatively use of structre as two-family dwelling).

Special Exception: 921.02.A.4: Change from one nonconforming use to another is a Special Exception.

Variance: 903.03.E.2: Minimum 5’ interior side setback required and 0’ requested.

Past Cases & Decisions: Zoning Board of Adjustment 304 of 1988, Special Exception and Variance granted for erection of a 7’ x 15’, 12’ in height, one-story extension to northerly side of existing structure subject to the conditions.

Notes: Certificate of Occupancy 35416, dated 4/11/1979, permitted occupancy “Club & restaurant (bar).”

Zone case 94/16 on Thursday, March 31 at 9:00 a.m. is the appeal of JRR Homes LLC, owner, and Bergeron Home Repair, applicant, for 1814 Wharton Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests third story addition to single-family dwelling.

Special Exception: 921.02.A.4: Change from one nonconforming use to another is a Special Exception.

Variances: 903.03.E.2, 925.06.C: Minimum 3’ interior side setback required and 0’ requested.

Past Cases & Decisions: Zoning Board of Adjustment 584 of 1983, appeal granted to erect a 11’x13’6” rear extension to existing two-story, one-family dwelling.

Notes: Certificate of Occupancy 43488, dated 12/15/1983, permitted occupancy “One-family dwelling (new rear extension).”

Zone case 100/16 on Thursday, March 31 at 9:50 a.m. is the appeal of Gary Geiger, owner and applicant, for 2736 Mission Street in the 16th Ward (Zoning District R1D-H).

Applicant requests two new three-story single-family attached dwellings with integral parking, front terraces and rear decks.

Variances: 903.03.D.2: Minimum 1,800 sq. ft. lot size permitted and 1,320 sq. ft. requested (lot 2); Minimum 15’ front setback required and 11’ requested (lot 1); Minimum 15’ rear setback required and 13’ requested (lot 2); Minimum 5’ interior side setback required and 0’ (dwellings, terraces) requested (deck 1).
