Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 42/16 on Thursday, March 10 at 9:10 a.m. is the appeal of Beltzhoover Preservation Trust #523, owner, and Bruce P. Winterhalter (prospective owner), applicant, for 523 Industry Street in the 18th Ward (Zoning District R2-H).

Applicant requests 20’x24’ existing two-car garage accessory to single-family dwelling located at 200 Beltzhoover Avenue.

Special Exception: 914.07.G.2: Off-site parking is a Special Exception.

Notes: Certificate of Occupancy 81327, dated 12/1/2000, permitted occupancy “20’x24’ two-car detached in side yard accessory to one-family dwelling.”

Zone case 116/16 on Thursday, March 10 at 10:20 a.m. is the appeal of Bigham Group INC, owner, and Bigham Tavern, applicant, for 321 Bigham Street in the 19th Ward (Zoning District R1D-H).

Applicant requests new 52’x20’ patio roof for Bingham Tavern.

Special Exception: 921.02.A.1(a): Enlargement of a nonconforming use is a Special Exception.

Notes: ZBA 116 of 2011, applicant’s request ofr 52’x20’ patio on the ise of an existing restaurant was approved with condition.

Zone case 137/16 on Thursday, March 17 at 9:30 a.m. is the appeal of Paul Martinez, owner and applicant, for 410 William Street in the 19th Ward (Zoning District P).

Applicant requests new third story addition to existing two-story single-family dwelling and three-story rear addition, rear deck.

Variance: 905.01.C: Minimum 5’ interior side setback required and 0’ requested (addition, deck).

Zone case 133/16 on Thursday, March 17 at 9:50 a.m. is the appeal of Pritchard Hill Capital LLC, owner, and The Gateway Engineers INC, applicant, for Arlington Avenue (parcels 3-K-35, 36, 37, 40, 41, 44, 46, 48, 49, 50, 52, 54) in the 18th Ward (Zoning District H).

Applicant requests lot reconfiguration and 12 new 3-story single-family attached dwellings with front decks and integral parking.

Special Exception: 911.04.A.69: Use of a single-family attached dwelling is a Special Exception in Hillside zoning district.

Variances: 905.02.C.3: Minimum 3,200 sq. ft. lot size required; Maximum 50% area of disturbance required and 75% proposed; 915.02.A.1.d: Grading shall be 5’ from the property lines and 0’ proposed; 906.08.C.5: Development shall be set back 50’ from the edge of steep slope overlay when it occurs at the Ridgeline or Base.
