Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 62/16 on Thursday, Feb. 11 at 8:50 a.m. is the appeal of Burgh Brothers LLC, owners and applicants, for 23 S 12th Street in the 17th Ward (Zoning District NDI).

Applicant requests two-story rear addition with a rooftop deck for single-family dwelling.

Variance: 904.03.C.3: Minimum 20’ rear setback required and 0’ requested (addition and rooftop deck).

Zone case 25/16 on Thursday, Feb. 11 at 9:20 a.m. is the appeal of East Carson Street Associates INC, owners and applicants, for 3010 East Carson Street in the 16th Ward (Zoning District UI).

Applicant requests construction of new six-story hotel including two-level parking structure.

Variance: 904.07.C.3: Maximum FAR 3:1 permitted and 4.6:1 requested; Minimum 10’ interior side setback required and 0’ and 3’ requested; Minimum 20’ rear setback required and 0’ requested; Maximum height 60’/4 stories permitted and 85’4”/6 stories requested.

Zone case 27/16 on Thursday, Feb. 11 at 9:40 a.m. is the appeal of Paul c. and Marilyn A. Apostolou, owners and applicants, for 100 Boggs Avenue in the 19th Ward (Zoning District LNC).

Applicant requests two-story front addition and one-story with a rooftop deck at the rear on top of existing structure for use as two-family dwelling.

Variance: 904.02.C.3: Minimum 20’ rear setback required and 0’ requested; Maximum FAR 2:1 permitted and 2.87:1 requested.

Notes: Certificateof Occupancy 59832, dated 3/19/1991, permitted occupancy “One-story structure used as a variety store front and one dwelling unit in rear (first floor includes three video machines).”

Zone case 91/16 on Thursday, Feb. 18 at 9:00 a.m. is the appeal of James Hawk, owner, and Rothchild Doyno Collaborative, applicant, for 18-20 Greenbush Street in the 19th Ward (Zoning District LNC).

Applicant requests two new single-family attached dwellings with integral parking.

Special Exception: 916.09: Waiver of residential compatibility standards is a Special Exception.

Variance: 916.02.A.1(c): Minimum 15’ interior side setback required and 2’ requested (abutting 4-G-9).

Zone case 33/16 on Thursday, Feb. 18 at 10:20 a.m. is the appeal of S&S Invest Properties Western PA, owners and applicants, for 4 E. Sycamore Terrace in the 18th Ward (Zoning District P).

Applicant requests nine new single-family attached dwellings with integral parking and seven on-site parking spaces, accessory front decks and rooftop decks.

Variances: 911.04.A.69: Single-family attached dwellings are not permitted in P zoning district; 905.01.C.2: Minimum 30’ front setback required and 0’ requested; Minimum lot size 3,200 sq. ft. required and1,566 sq. ft. requested; Maximum FAR 1:1 required and 1.37:1 requested; Minimum 20’ rear setback required and 4; requested; Minimum 5’ interior side setback required and 0’ requested; Minimum 20’ exterior side setback required and 0’ requested; Maximum height 40’ required and 45’ proposed.
