Zoning Board hearings

 


Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 6/16 on Thursday, Jan. 7 at 9:00 a.m. is the appeal of Brian Michael Fallet, owner and applicant, for 1507 Arlington Avenue in the 18th Ward (Zoning District R1D-H).

Applicant requests 10’ x 20’ car port over the parking pad for a single-family dwelling.

Variance: 903.03.D.2: Minimum 15’ front setback required and 2’ requested; Minimum 15’ exterior setback required and 1.5’ requested.

Past Cases and Decisions: ZBA 109 of 2012, the applicant’s request for 21’ x 12’6” two-story addition to the existing two-story single-family attached dwelling with one-car parking pad at front and 6’ high privacy fence along the side street was approved with condition.


Notes: Certificate of Occupancy 88385, dated 6/9/2005, permitted occupancy “2½ story single-family dwelling with 36” wide exterior stair case.”

Zone case 40/16 on Thursday, Jan. 7 at 10:10 a.m. is the appeal of Odgos Charalambos & Cohia, owner, and Fascino, applicant, for 128 Wyoming Street in the 19th Ward (Zoning District R2-H).

Applicant requests use of portion of the first floor for retail sales and services (limited), personal styling studio. Wall mounted business ID sign.

Special Exception: 921.02.A.4: Change from one nonconforming use to another is a Special Exception

Variance: 919.01.F: Sign identifying a nonconforming use shall be reviewed by the Board of Adjustment.

Notes: Certificate of Occupancy 52907, dated 3/14/1998, permitted occupancy “Continued use of existing three-story sturcture with a dance studio and one dwelling unit first floor; one dwelling unit second floor; and one dwelling unit thir floor and a one-car detached garage.”

Zone case 38/16 on Thursday, Jan. 7 at 10:20 a.m. is the appeal of BMA 1 Real Estate LLC, owner and applicant, for 122 S 19th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests continued use of property as two-family dwelling.

Variance: 911.04: Use of two-family dwelling is not permitted in R1A zoning district.

Past Cases and Decisions: ZBA 1388 of 1927, appeal granted on construction of one-car garage attached to rear of house.
