Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 253/15 on Thursday, Nov. 5 at 9:00 a.m. is the appeal of Marcellino Manilla, owner and applicant, for 162 Amabell Street in the 19th Ward (Zoning District R1D-H).

Applicant requests 26’x26’ two-story detached garage for a single-family dwelling.

Variance: 912.04.E: Maximum height 15’/one-story permitted and 20’/two-story requested.

Notes: Certificate of Occupancy 89354, dated 12/14/2004, permitted occupancy “One-family dwelling with two-outdoor parking stalls in rear (12’x20’ second floor addition at rear of structure).”

Zone case 289/15 on Thursday, Nov. 5 at 9:30 a.m. is the appeal of TMNL LLC, owner and applicant, for 712 Virginia Avenue in the 19th Ward (Zoning District R1D-H).

Applicant requests one-car parking pad at front of single-family dwelling.

Variances: 903.03.D.2: Minimum 15’ front setback required and 0’ requested.

Zone case 303/15 on Thursday, Nov. 5 at 9:40 a.m. is the appeal of Mazzarini Real Estate Group LLC, owner, and McLean Architects, applicant, for 10 Virginia Street (4-G-87) in the 19th Ward (Zoning District LNC).

Applicant building renovation for use as restaurant (general) with five on-site parking spaces and six off-street parking spaces.

Special Exceptions: 911.04.A.57: Use of restaurant (general) is a Special Exception in LNC zoning district; 913.09: Waiver for residential compatibility standards is a Special Exception; 916.02.A.7(a): Minimum 15’ rear setback required and 8’ requested; 916.02.A.7(b): Minimum 15’ street side yard setback for the first 50’ adjacent to the R2 property required and 0’ requested (along Wyoming Street and Thorpe Way); 916.04.C: Parking and loading shall not be located within 15’ of properties zoned R2, 8’ requested; 914.07.G.2(a): off-site parking is a Special Exception.

Variances: 914.09.A.1: Off-street parking area shall not be located within 10’ of the street right-of-way, 8’ requested; 914.09.F: Driveways serving parking areas shall be located at least 60’ from the intersections, 15’ requested.

Notes: Certificate of Occupancy 60114, dated 4/24/1991, permitted occupancy “Gasoline station and convenience store.” Certificate of Occupancy 11-OCC-01040, dated 07/07/14, permitted occupancy “Use of 500 sq. ft. as retail sales and service (limited) with 100 sq. ft. as storage in one-story structure.”

Zone case 297/15 on Thursday, Nov. 5 at 10:00 a.m. is the appeal of Anna G. Campbell, owner and applicant, for 2525 Jane Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests third story addition to existing single-family dwelling.

Variance: 925.06.C: Minimum 3’ interior side setback required and 0’ requested.

Zone case 257/15 on Thursday, Nov. 12 at 9:10 a.m. is the appeal of Cameron D. Marchese, owner and applicant, for 1909 Wharton Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests two-story rear addition to single-family dwelling.

Variance: 903.03.E.2: Minimum 5’ interior side setback required and 0’ requested; Minimum 15’ rear setback required and 5’ requested.

Notes: Certificate of Occupancy 45978, dated 2/13/1985, permitted occupancy “Two-story two-family dwelling.”
