Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 231/15 on Thursday, Oct. 1 at 9:10 a.m. is the appeal of Pittsburgh Rugby Association II LLC, owners and applicants, for 40 S. 22nd Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests existing restaurant expansion; 90 sq. ft. two-story addition at rear of existing structure.

Special Exception: 921.02.A.1, Expansion of a nonconforming use is a Special Exception.

Variance: 903.03.E.2, Minimum 5’ exterior side setback required and 0’ proposed; Minimum 15’ rear setback required and 3’ proposed.

Notes: Certificate of Occupancy 69537, dated 6/7/1995, permitted occupancy “Existing two-story structure for bar/restaurant with one dwelling unit withone dwelling unit above and outdoor seating in rear of building and 6’6” high stockade fence. Maximum of 45 occupants inside; 30 outside.”

Zone case 236/15 on Thursday, Oct. 8 at 9:50 a.m. is the appeal of C&L Partners, owners, and Modern Era Weddings, applicants, for 2402 Sidney Street/85 S 24th Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests use of portion of existing one-story structure as an office (limited) and art studio with incidental events.

Special Exception: 921.02.A.4: Change from one non-conforming use to another is a Special Exception.

Past Cases and Decisions: Numerous ZBA hearings.

Notes: Certificate of Occupancy 74929, dated 6/8/1998, permitted occupancy “One-story structure for storage of contractor’s equipment, medical equipment and offices for medical supply company and advertising agency.”

Zone case 247/15 on Thursday, Oct. 8 at 10:10 a.m. is the appeal of Elizabeth Heidenreich, owner and applicans, for 37 Hartford Street in the 17th Ward (Zoning District H).

Applicant requests use property as Bed and Breakfast (limited).

Variances: 911.04.A.7.8: Use of B&B (limited) is not permitted in Hillside zoning district; 911.04.A.7.(a): Shall have a manager available on the premises on a 24-hour-day basis.
