Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 268/15 on Thursday, Sept. 24 at 9:30 a.m. is the appeal of Holzer Kalakos & Yates LLC, owners and applicants, for 165-67 Pius Street in the 17th Ward (Zoning District H).

Applicant requests two new three-story single-family attached dwellings with integral parking and rooftop decks.

Special Exception: 911.04.A.69: Use of single-family attached dwellings in Hillside zoning district is a Special Exception.

Variances: 905.02.C.3: Maximum area of disturbance 50% permitted and 75% proposed; Minimum lot size 3,200 sq. ft. required and 2,000 sq. ft. requested; 915.02.A.1.d: Grading required to be at least 5’ from any property line.

Zone case 231/15 on Thursday, Oct. 1 at 9:10 a.m. is the appeal of Pittsburgh Rugby Association II LLC, owners and applicants, for 40 S. 22nd Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests existing restaurant expansion; 90 sq. ft. two-story addition at rear of existing structure.

Special Exception: 921.02.A.1, Expansion of a nonconforming use is a Special Exception.

Variance: 903.03.E.2, Minimum 5’ exterior side setback required and 0’ proposed; Minimum 15’ rear setback required and 3’ proposed.

Notes: Certificate of Occupancy 69537, dated 6/7/1995, permitted occupancy “Existing two-story structure for bar/restaurant with one dwelling unit withone dwelling unit above and outdoor seating in rear of building and 6’6” high stockade fence. Maximum of 45 occupants inside; 30 outside.”
