Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 53/15 on Thursday, April 23 (continued from March 19)at 10:20 a.m. is the appeal of URA of Pgh., owner, and Villagegreen, applicants, for 2626 Tunnel Blvd. and 2639 Sidney Street in the 16th Ward (Zoning District SP-5).

Applicant requests new 70 sq. ft. projecting business ID sign, 200 sq. ft. wall mounted business ID sign and 38.75 sq. ft. canopy business ID sign for multi-family residential structure and accessory garage.

Variances: South Side Works Signage Guidelines: Maximum 9 sq. ft. projecting sign face area permitted and 70 sq. ft. requested (garage); Maximum 100 sq. ft. wall sign face area permitted and 200 sq. ft. requested (garage); Maximum 18 sq. ft. canopy sign face area permitted and 38.75 sq. ft. requested (apartment building).

Notes: Building permit 14-B-02881, dated 11/25/2014, work description “New construction of a six-story multi-family apartment building,” occupancy is for “Use of six-story building as multi-family residential with 264 dwelling units and 10 individual rooftop terraces. Accessory automobile and bike parking provided at adjacent garage at 2639 Sidney St.”

Zone case 73/15 on Thursday, April 30 at 9:20 a.m. is the appeal of 1908 E. Carson St. LLC, owner, and Fukui Architects PC, applicant, for 1908 E. Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests sidewalk cafe for the existing restaurant.

Variance: 911.04.A.68(e), Shall not be placed within 5’ of building corner.

Past Cases and Decisions: ZBA 558 of 1984, Special Exception and variance granted to erect a 1-story, 80’x24’ rear extension to existing 3-story structure and continue occupancy as a restaurant and coctail lounge 1st floor with one unit on second floor and two sleeping rooms on 3rd floor.

Notes: Certificate of Occupancy 53183, dated 5/2/1980, permitted occupancy “Restaurant and cocktail lounge on first floor, one dwelling unit on second floor, third floor two sleeping rooms.”

Zone case 86/15 on Thursday, May 7 at 9:50 a.m. is the appeal of David M. and Harry O. Stackawitz, owners and applicants, for 1814 Larkins Way in the 17th Ward (Zoning District R1A-VH).

Applicant requests new 40’x60’ one-story attached garage accessory to single-family dwelling located at 1715 Edwards Way.

Variances: 903.03.E.2, Minimum 5’ front setback required and 0’ requested; Mimimum 5’ interior side setback required and 0’ requested; 912.04.E, Maximum height 15’ permitted and 18’ requested; 912.04.B, Minimum 5’ rear setback required and 0’ requested; 912.01.D, Accessory uses must be located on the same zoning district as the primary use; 914.02.A, Maximum 4 off-street automobile spaces allowed.
