Zoning Board hearings
Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.
Zone case 52/15 on Thursday, April 2 at 9:10 a.m. is the appeal of Big Ham Group INC, owner, and Advance Sign Co., applicant, for 321 Bigham Street in the 19th Ward (Zoning District R1D-H).
Applicant requests 20 sq. ft. wall mounted business ID sign for existing restaurant.
Variances: 919.01.F: No sign shall be erected or painted identifying a nonconforming use without a review by Zoning Board of Adjustment.
Past Cases and Decisions: ZBA 116 of 2011, applicant’s request for 52’x20’ patio on the side of an existing restaurant with liquor license was approved.

Zone case 81/15 on Thursday, April 2 at 9:20 a.m. is the appeal of Economic Development South INC., owner, and Desomone Architects, applicant, for 1529 Brownsville Road in the 29th Ward (Zoning District RM-M, R1D-H).
Applicant requests 26’x105’ roof structure for use as outdoor retail sales and service (non-accessory use).
Variances: 911.04.A.91: Use of outdoor retail sales and service is not permitted in RM, R1D zoning district; 903.03.C.2: Minimum 10’ interior side setback required and 3’4” requested (structure); Minimum 25’ front setback required and 5’ provided (parking space); 916.02.A.1(c): Interior side yard setbck (residential compatibility) 15’ required and 3’4” provided.

Zone case 59/15 on Thursday, April 2 at 10:00 a.m. is the appeal of St. Wendelin RC Church, owner and applicant, for 2720 Custer Avenue in the 29th Ward (Zoning District R1D-L).
Applicant requests lot configuration, continued use of existing two-story structures (school and church buildings).
Variances: 903.03.B.2: Minimum 30’ rear setback required and 2’ (lot 3) and 25’ (lot 2) requested.
Past Cases and Decisions: ZBA 306 or 1961, appeal granted to permit the erection of a three-story extension to right side of existing two-story school building and rear of existing two-story convent building.
