Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 51/15 on Thursday, March 5 at 9:50 a.m. is the appeal of Sabrinia D. Haines, owner, and Will Hoffman, applicant, for 1812 Sidney Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests a 16’ x 32’ rooftop deck for a single-family dwelling.

Variance: 903.03.E.2, Minimum 5’ interior side setback required and 0’ requested.

Zone case 39/15 on Thursday, March 12 at 9:00 a.m. is the appeal of David I. Vatz, owner and applicant, for 1910 Wharton Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests a third-story reconfiguration (addition) for single-family dwelling.

Variances: 903.03.E.2, Minimum 5’ front setback required and 0’ requested; 925.06.C, Minimum 3’ interior side setback required and 0’ requested.

Zone case 42/15 on Thursday, March 12 at 9:40 a.m. is the appeal of Robert & Theresa Dukovich, owners and applicants, for 11113-1115 East Carson Street in the 17th Ward (Zoning District LNC).

Applicants request use of first floor as restaurant (limited) and amusement arcade, use of second floor for retail sales and services (limited) of the existing structure.

Variances: 911.04.A.3, Amusement arcade is not permitted in LNC zoning district.

Past Cases and Decisions: ZBA 27 of 1983, Special Exception granted for a social club on first floor, with a bookstore on the second floor, and one dwelling unit on the third floor to remain.

Notes: Certificate of Occupancy 66365, dated 12/20/1993, permitted occupancy “Use of first floor as social club, continued use of second floor as a bookstore and one dwelling unit on third floor. Placard 125 persons.”; Certificate of Occupancy 81902, dated 8/17/2001, permitted occupancy ‘Approcimately 1,400 sq. ft. of second floor for the sale of furniture and home accessories.”; Certificate of Occupancy 85560, dated 9/30/2003, permitted occupancy “Use of third floor as one dwelling unit and yoga studio.”.
