Upcoming Pittsburgh Zoning Board hearings

Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearing of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 306/14 on Thursday, Dec. 11 at 9:20 a.m. is the appeal of Brew House Association Inc., owner, and TREK Development, applicant, for 711 S. 21st Street in the 16th Ward (Zoning District UI).

Applicant requests the redevelopment of the Duquesne Brewery building into Artists Work Studios, art gallery, workshop and 76 apartments.

Special Exceptions: 904.07.C.4, multi-unit residential is a Special Exception in UI zoning district; 904.07.C.5, FAR above 3:1 is a Special Exception in UI zoning district, 3.75:1 proposed.

Variances: 904.07.C, parking not permitted in interior side yard setback, 10’ required and 0’ provided; 914.09.H, 24’ required for drive aisle and 20’ provided (easement across properties).

Zone case 292/14 on Thursday, Dec. 18 at 9:10 a.m. is the appeal of Anthony and Nancy Conforti, owners and applicants, for 76 Wyoming Street in the 19th Ward (Zoning District R2-H).

Applicant requests use of three poultry birds (chickens) as urban agriculture accessory use with animals to single-family dwelling.

Special Exception: 912.07.B, Use of poultry birds accessory to single-family dwelling is a Special Exception.

Zone case 297/14 on Thursday, Dec. 18 at 10:00 a.m. is the appeal of Barbara McCabe, owner, and Nicholas Grant LLC, (prospective owner), applicant, for 16 S 13th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests continued use of existing two-story structure as two-family dwelling and 17’x19’ two-car parking pad at rear.

Variances: 911.04.A, Use of two residential dwelling is not permitted in R1A zoning district; 903.03.E.2, Minimum 5’ interior side setback required and 0’ requested (parking); 912.04.B, Minimum 5’ rear setback required and 0’ requested.

Notes: Certificate of Occupancy 58935, dated 12/10/1990, permitted occupancy “2-story one-family dwelling with one rear outdoor parking space.”
