Upcoming City of Pittsburgh Zoning Board hearings

 


Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 257/14 on Thursday, Oct. 16 at 9:00 a.m. is the appeal of Timothy J. Sakmar, owner, and Synergy Capital Inc., applicants, for the Villas at Winter Park (parcel 3-S-166, 12-N-182) in the 17th Ward (Zoning District H).

Applicant requests construction of 25 three-story single-family attached dwellings, each with integral two-car garage; including 5,035 sq. ft. parking area with four stalls and outdoor recreation area at the center of the development.

Special Exception: 911.02.A.69, Single-family attached dwellings in Hillside district is a Special Exception; 914.07.G.2, an off-site parking is a Special Exception; 914.07.G.2.a, Off-site parking is a Special Exception.

Variances: 905.02.C.3, Minimum lot size is 3,200 sq. ft. required and 2,790 sq. ft. (lot type 1B); 2,232 sq. ft. (lot type 1A); and 2,658 sq. ft. (lot type B) requested; Maximum area of disturbance 50 percent permitted and 66 percent (lot type 1A, 1B, and shared parking); 68 percent (lot type 2B) and 70 percent (lot type 2A) requested.

Zone case 253/14 on Thursday, Oct. 16 at 9:30 a.m. is the appeal of Ronald Trimble, owner, and Costsun LLC, applicants, for S. 13th Street (parcel 3-M-264) in the 17th Ward (Zoning District R1A-VH).

Applicant requests lot reconfiguration: two new three-story single-family detached dwellings with integral garages.

Variances: 903.03.E.2, Minimum 1,200 sq. ft. lot size permitted and 1,140 sq. ft. requested; 925.03.C, Miminum 3 ft. interior side setback required and 0 ft. requested; 926.10129, At least one frontage upon a street required.

Zone case 249/14 on Thursday, Oct. 23 at 9:20 a.m. is the appeal of William D. Green Jr., owner and applicant, for 2105 Wrights Way in the 16th Ward (Zoning District LNC).

Applicant requests third story addition to existing two-story two-family dwelling.

Variance: 904.02.A.2, Minimum 20 ft. rear setback required and 13 ft. requested.

Notes: Certificate of Occupancy 36374, dated 1/7/1980, permitted occupancy “2½-story two-family dwelling.
