Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 209/14 on Thursday, Sept. 18 at 9:20 a.m. is the appeal of Canoe Properties, owner, and Eckert Seamans Cherin & Mellott LLC (prospective owner Five Oaks Development), applicants, for 166-168 S. 19th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests use of existing two-story structure as four dwelling units and continued use of six-stall outside parking area.

Special Exception: 921.02.A.4; Change from one nonconforming use to another is a Special Exception.

Past Cases & Decisions: ZBA 386 of 1992, Special Exception granted for the occupancy of an existing one-story structure as a business for the retail sales, minor repair, painting and storage of canoes and kayaks, with accessories, and outdoor equipment at 168 S. 19th Street .; ZBA 253 of 1995, Special Exception granted for the occupancy of an existing one-story and mezzanine structure as an office for a computer company and one dwelling unit with an outdoor parking area in the side yard at 166-168 S. 19th Street; ZBA 120 of 1996, Special exception granted for the occupancy of the existing structure as professional offices with six outdoor parking stalls in the northerly side yard enclosed with a 2 ft. high wall, and Special Exception granted to extend the mezzanine of the structure to a full second floor, subject to the conditions.

Notes: Certificate of Occupancy 33595, dated 4/27/1993, permitted occupancy “One-story structure for retail sales of candas kayaks accessories and outdoor equipment;” Certificate of Occupancy 33595, dated 7/26/1976, permitted occupancy “Two-story warehouse for construction equipment and government surplus material;” Certificate of Occupancy 73006, dated 2/10/1997, permitted occupancy “Two-story professional building with six-stall ourside parking area, enclosed with a 2’ high wall.”

Zone case 212/14 on Thursday, Sept. 18 at 9:40 a.m. is the appeal of C&L Properties LP, owner, and Club Cycle LLC, applicants for 2400 Sidney Street/ S 24th Street in the 16th Ward (Zoning District R1A-VH).

Object to the granted Administrator’s Exception application of Club Cycle, LLC for nine shared parking spaces to be located at 2315 Wharton Street in the South Side Flats neighborhood and the 16th Ward of the City of Pittsburgh.

Protest Appeal: 923.02.B.1, 923.02.D; Appeal to the Zoning Board of Jdjustment.

Past Cases & Decisions: ZBA 129 of 2004, applicant’s request to change the occupancy of an existing one-story structure from storage of medical equipment and offices to offices for a software development company was granted; ZBA 76 of 2014, applicant’s request to use 2,200 sq. ft. of the first floor of the existing structure as indoor recreation and entertainment (limited); fitness club; and one new business ID wall mounted sign was approved with conditions.

Notes: Certificate of Occupancy 74929, dated 6/8/1998, permitted occupancy “One-story structure for storage of contractor’s equipment, medical equipment and offices for medical supply company and advertising agency;” Certificate of Occupancy 87491, dated 10/19/2004, permitted occupancy “Use of 2604 sq. ft. of 1st floor as offices for software development company.”

Zone case 225/14 on Thursday, Sept. 18 at 10:00 a.m. is the appeal of Mark R. and Lori A. Feth, owners and applicants, for 365 Camfield Street in the 18th Ward (Zoning District R1S-L).

Applicant requests a 24’ x 21’ one-story addition at rear of single-family dwelling.

Variance: 903.03.B.2; Minimum 30’ rear setback required and 20’ requested.

Zone case 213/14 on Thursday, Sept. 18 at 10:10 a.m. is the appeal of Robert and Linda Nelson, owners and applicants, for 112 S. 15th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests installation of dormer on top of existing 2½ story single-family dwelling.

Variance: 903.03.E.2; Minimum 5’ street side setback required and 0’ requested.

Past Cases & Decisions: ZBA 193 of 2001, applicant’s request to erect a 30’ x 18’ one-story L-shaped extenision to rear of existing two-story one-family dwelling ans a decorative 6’ solid fence along Sarah Street was granted with condition.

Notes: Certificate of Occupancy 9308, dated 2/6/2007, permitted occupancy “Two-story single-family dwelling unit (one-story “L” shaped extension (30’ x 18’ x 12’) to rear to be used as kitchen and dining room.”

Zone case 229/14 on Thursday, Sept. 25 at 9:30 a.m. is the appeal of VL Properties LLC, owners and applicants, for 1925 Huron Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests new two level deck at rear of existing single-family dwelling.

Variance: 903.03.E.2; Minimum 5’ street side setback required and 2’ requested.
