Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.
Zone case 187/13 on Thursday, Sept. 4 at 9:00 a.m. (continued from Thursday, June 5, 2014) is the appeal of Pittsburgh Rugby Association II LLC, owner and applicant for 40 S. 22nd Street in the 16th Ward (Zoning District R1A-VH).
Applicant requests existing restaurant expansion: 21’ x 16’ two-story addition at rear of existing structure.
Special Exception: 921.02.A.1; Expansion of a nonconforming use is a Special Exception.
Variances: 921.02.A.1.(a)(i): Limit of Expansion 15%; 50% requested. 903.03.E.2: Minimum 3’ interior side setback required and 0’ proposed; Minimum 5’ exterior side setback required and 0’ proposed; Minimum 15’ rear side setback required and 0’ proposed.
Notes: Certificate of Occupancy 69537, dated 6/7/1997, permitted occupancy “Existing two-story structure for bar/restaurant with one dwelling unit above and outdoor seating in rear of building and 6’6” high stockade fence. Maximum of 45 occupants inside; 30 outside.”
