Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearing of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 3/14 on Thursday, Jan. 9 at 9:40 a.m. is the appeal of Edward Paul Disilvester Jr., owner, and Marks INC, applicant, for 1 Virginia Avenue in the 19th Ward (Zoning District LNC).

Applicant requests 140 sq. ft. expansion of existing one-story service station and convenience store (walk-in cooler).

Special Exception: 911.02.A.6: Use of service station in LNC zoning district is a Special Exception.

Variances: 916.02.A.5(b): Minimum 15’ street side yard setback required and 8’ requested; 918.02.C: 1 street tree shall be provided and 0 proposed.

Past Cases & Decisions: ZBA 56A of 2013, applicant’s request for one 52.85 sq. ft. double-face pole-ground sign with electronic price display and LED display section at Virginia/Southern corner of existing service station was approved with conditions.

Notes: Certificate of Occupancy 83793, dated 10/02/2002, permitted occupancy “Gasoline station with convenience store and one mechanical bay.”

Zone case 5/14 on Thursday, Jan. 9 at 10:00 a.m. is the appeal of S 18th Street Properties LLC, owner and applicant, for 108-110 S 18th street Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests lot reconfiguration; two-car garage will be located at 108 S 18th Street; Continued use of single-family dwelling with one-car parking pad at rear at 110 S 18th Street.

Variances: 912.01.D: Accessory uses shall be located on the same lot as the primary structure; 903.03.E.2: For parking pad: minimum 5’ exterior side setback required and 1’ requested; Minimum 5’ interior side setback required and 0’ requested.

Notes: Residential building permit 13-B-03498, dated 11/18/13, for 108 S 18th Street, occupancy is for: use of existing 3-story structure as single-family dwelling.

Zone case 9/14 on Thursday, Jan. 16 at 9:20 a.m. is the appeal of Howard S. Berger, owner, and Caveman Signs & Graphics LLC, applicant, for 2000 Wharton Street in the 17th Ward (Zoning District CP).

Applicant requests 20.25 sq. ft. new projecting business ID sign for Popeye’s Louisiana Kitchen.

Variances: 919.03.M.8(d)ii: A maximum of 9 sq. ft. per side permitted and 20.25 sq. ft. requested; 919.03.M.8(d)iii: Shall extend not more than 4; from the front of building and 5’ proposed.

Notes: Certificate of Occupancy 200701536, dated 10/17/2008, permitted occupancy “Use of 2,350 sq. ft. of existing 1-story structure as restaurant, fast-food (limited)-Popeye’s.”

Zone case 273/13 (Continued from December 5, 2013) on Thursday, Jan. 16 at 10:20 a.m. is the appeal of Douglas Todd Keener, owner and applicant, for 300 Cola Street in the 18th Ward (Zoning District P).

Applicant requests new three-story single-family detached dwelling with two-car integral garage.

Variances: 905.01.C: Minimum 30’ front setback required and 0’ requested; Minimum 5’ interior side setback required and 2’ proposed.
