Zoning Board hearings


Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 113/13 on Thursday, May 30 at 10:00 a.m. is the appeal of Redbeards LLC, applicant, and 201 Shiloh Street Associates, owner, for 201-203 Shiloh Street in the 19th Ward (Zoning District LNC).

Applicant requests one new 14.44 sq. ft. LED wall mounted sign for the restaurant.

Variance Requests: 919.03.O.3, Electronic signs are not permitted in LNC zoning district.

Notes: Certificate of Occupancy 66921, dated 3/28/1994, permitted occupancy “Continued use of existing structure as a bar/restaurant 1st floor; three dwelling units 2nd floor; and, two dwelling units on 3rd floor with a two-car attached garage used for storage and loading.”

Zone case 121/13 on Thursday, June 13 at 9:00 a.m. is the appeal of Soffer organization Millers Ale House, applicant, and URA of Pittsburgh, owner, for 2695 S. Water Street in the 16th Ward (Zoning District SP-5).

Applicant requests three new wall mounted business ID signs for one-story restaurant (general).

Variance Requests: 909.01.J, South Side Works signage guidelines: One sign per facade permitted and two signs on east facade requested: Maximum 40 sq. ft. in sign face area permitted, 157.5 sq. ft., 47.5 sq. ft., 46 sq. ft. proposed; maximum height not to exceed 12 ft. permitted and 19.9 ft., 20.7 ft, 23.4 ft. requested.

Notes: Building and occupancy permit, dated 8/6/2010, permitted occupancy for use of one-story structure as restaurant with liquor license (general) with 150 parking stalls in shared off-site parking.

Zone case 122/13 on Thursday, June 13 at 9:10 a.m. is the appeal of John Sullivan, applicant, and Michael A. and Sntonietta Facchiano, owner, for 1715 Saw Mill Run Blvd. in the 32nd Ward (Zoning District NDI).

Applicant requests use of existing one-story structure as animal care (general).

Variance Requests: 911.04, Use of animal care (general) is not permitted in NDI zoning district.

Notes: Certificate of Occupancy 38763, dated 8/6/1981, permitted occupancy “Gasoline station and convenience food-necessary store with 13 stall parking area.”
