Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 184/17 on Thursday, May 18 at 10:30 a.m. is the appeal of Luna Fruensgaard, applicant, and St. Adalberts Roman Catholic Polish Church, owner, for 162 S. 15th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests renovation and new addition for use as multi-family with integral parking (16 units).

Variances: 911.02: Use as redidential multi-family is not permitted in R1A zoning district; 903.03.E.2: Minimum lot size per unit is 400 sq. ft., and less is requested.

Zone case 185/17 on Thursday, May 25 at 8:50 a.m. is the appeal of Ben Syput, applicant, and Pinnacle Group Holdings LLC, owner, for 2122 Brownsville Road in the 29th Ward (Zoning District LNC).

Applicant requests expansion of existing structure for vehicle/equipment repair (limited) use with new parking layout.

Special Exception: 911.02: Vehicle/equipment repair (limited) isa Secial Exception in LNC zoning district.

Variances: 904.02.C: Minimum 20’ rear setback required and 0’ proposed; 914.02.A: 10 parking spaces required and 9 proposed; 914.09.A.1: No surface parkig shall be located within 10’ of the street right-of-way; proposed parking area is 3’ from the right-of-way.

Zone case 177/17 on Thursday, May 25 at 9:30 a.m. is the appeal of Jail House Lofts LLC, applicant and owner, for 2400 Mission Street in the 16th Ward (Zoning District R1D-H).

Applicant requests use of existing structure as four-family dwelling.

Special Exception: 921.02.A.4: Change from one nonconforming use to another is a Special Exception.

Past Cases and Decisions: ZBA 6 of 2008, applicant’s request use of existing three-story structure as four dwellig units was approved.

Notes: Certificate of Occupancy 26901, dated 8/24/1973, permitted occupancy “three-family dwelling existing new grocery on first floor.”

Zone case 175/17 on Thursday, May 25 at 9:40 a.m. is the appeal of Khalil Realestate INC, applicant and owner, for 2200 E. Carson Street in the 16th Ward (Zoning District LNC).

Applicant requests one additional residential unit on upper floors of existing structure (total five units).

Variance: 914.02.A: One additional parking space required and 0 requested.

Past Cases and Decisions: ZBA 12 of 2010, applicant’s request for first floor bar/restaurant and five dwelling units in existing three and four-story structure was approved.

Notes: Certificate of Occupancy 50178, dated 10/21/1986, permitted occupancy “First floor restaurant (see BA #425 of 1984); Upper floors at 2200 E. Carson St. two dwelling units; Upper floor at 2202 E. Carson St. two dwelling units; Total of four dwelling units; Fourth floor at 2202 to remain sealed and vacant.”

Zone case 194/17 on Thursday, May 25 at 10:10 a.m. is the appeal of Catalina Estrada, applicant, and John N. and Kimberly Ann Kicinski, owners, for 90 S. 12th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests one and two-story single-family dwelling with integral parking, rooftop deck. Continued use of existing rear commercial structure.

Variance: 903.03.E.2: Minimum 5’ exterior side setback required and 0’ requested; Minimum 5’ interior side setback required and 0’ requested.

Notes: Certificate of Occupancy 53668, dated 8/10/1988, permitted occupancy “One-story structure for storage of one truck, an air compressor and tools plumbing and heating company.”
