Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 5/17 on Thursday, Jan. 26 at 10:00 a.m. is the appeal of Costsun Group LLC, owner, and Richard Sunseri, applicant, for 2313 Jane Street/Larkins Way in the 16th Ward (Zoning District R1A-VH).

Applicant requests lot subdivision and new four-story single-family detached dwelling with integral parking, rooftop deck and second level deck at rear.

Variances: 903.03.E.2: Minimum 15’ rear setback required and 10’ requested (2313 Jane Street); Minimum 5’ interior side setback required and 1’ requested (dwelling, decks); Maximum height three-stories/40’ permitted and four-stories requested; 926-10.129: At least one frontage upon a street required.

Zone case 38/17 on Thursday, Jan. 26 at 10:30 a.m. is the appeal of Robert C. Felix Jr ., owner and applicant, for 2919 Harcum Way in the 16th Ward (Zoning District R1A-VH).

Applicant requests 20’x20’ two-story rear detached garage for a single-family dwelling.

Variances: 903.03.E.2: Minimum 5’ interior side setback required and 0’ requested; 912.04.B: Minimum 2’ rear setback required and 0’ requested; 912.04.E: Maximum one-story/15’ height permitted and two-stories requested.

Zone case 7/17 on Thursday, Feb. 2 at 9:00 a.m. is the appeal of C&L Partners LP, owner, and Front Studio Architects, applicant, for 110 S. 15th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests building renovation and third story addition, three-story side addition to existing structure for use as three-family dwelling with integral parking.

Special Exception: 921.02.A.4: Change from one nonconforming use to another is a Special Exception.

Variances: 903.03.E.2: Minimum 5’ exterior side setback required and 0’ requested; Minimum 15’ rear setback required and 0’ requested.

Zone case 67/17 on Thursday, Feb. 2 at 9:20 a.m. is the appeal of Judy G. Friedman, owner and applicant, for 25 Norton Street in the 19th Ward (Zoning District R2-H).

Applicant requests four on-site parking spaces at rear of three-family dwelling.

Variances: 903.03.D.2: Minimum 15’ exterior side setback required and 0’ requested.

Notes: Certificate of Occupancy 42275, dated 6/9/1983, permitted occupancy “Multiple family dwelling with three dwelling units.”

Zone case 280/16 on Thursday, Feb. 2 at 9:40 a.m. is the appeal of Joshua D. and Samantha J. Pinter, owners and applicants, for 1331 Olympia Street in the 19th Ward (Zoning District R1D-M).

Applicant requests 6’ privacy fence for single-family dwelling at rear and along Virginia St. and up to 8’ retaining wall.

Variances: 903.03.C.2: Minimum 30’ exterior side setback required and 0’ requested (fence).

Zone case 71/17 on Thursday, Feb. 2 at 10:10 a.m. is the appeal of William D. Terrell Jr ., owner and applicant, for 237 Shaler Street in the 19th Ward (Zoning District R1A-H).

Applicant requests new two-story single-family dwelling and 24’x20’ one-story detached garage at rear.

Variances: 903.03.D.2: Minimum 5’ interior side setback required and 0’ (dwelling, garage) and 3’ (garage) requested.

Zone case 10/17 on Thursday, Feb. 2 at 10:40 a.m. is the appeal of Khalil Realestate Inc ., owner, and South Allegheny Pittsburgh Restaurant Enterprises, LLC, applicant, for 2200 E. Carson Street in the 16th Ward (Zoning District LNC).

Protest appeal from the stop work order for the existing restaurant.

Protest Appeal: 923.02.B.1, 923.02.D: Appeal to the Zoning Board of Adjustment.

Past Cases & Decisions: ZBA 425 of 1984, Special Exception granted occupy portion of basement and three-story structure for a restaurant and first floor with portion of basement used for storage, plus maximum of three video game machines, and five leasing parking spaces, second and third floors to remain vacant.

ZBA 324 of 1995, Special Exception granted for the occupancy of a portion of the sidewalk in front of an existing restaurant on the first floor of a three and four story structure as a sidewalk cafe enclosed with a 3’ high removable barrier as an accessory use to the existing restaurant.

Notes: Certificate of Occupancy 425 of 1984, permitted occupancy “Restaurant first floor and basement for storage plus maximum of three video game machines and five leasing parking at E. Carson and 23rd Street.”

Certificate of Occupancy 50178, dated 10/21/1986, permitted occupancy “First floor restaurant (see B.A. #425 of 1984); upper floor at 2200 E. Carson Street two welling units; total of four dwelling units; fourth floor at 2202 Street to remain sealed and vacant.”

Zone case 14/17 on Thursday, Feb. 9 at 9:50 a.m. is the appeal of Penny Project Properties LLC, owner and applicant, for 117 S. 13th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests four-car parking pad for a single-family dwelling located at 115 S.15th Street (as one lot).

Variances: 903.03.E.2: Minimum 5’ interior side setback required and 0’ requested.
