Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 363/16 on Thursday, Oct. 20 at 8:50 a.m. is the appeal of Brian Dormer, owner and applicant, for 425 Cabot Way in the 17th Ward (Zoning District RM-M, LNC).

Applicant requests new two-story detached garage accessory to single-family dwelling located at 1520 Bingham Street.

Variances: 912.01.D: Accessory uses should be located on the same zoning lot and the same zoning district as the primary structure; 903.03.C.2: Minimum 25’ front setback required and 0’ requested; Minimum 10’ interior side setback required and 0’ and 3’ requested; 912.04.E: Maximum height one-story/15’ permitted and two-story/22’ requested.

Zone case 280/16 on Thursday, Oct. 20 at 9:30 a.m. is the appeal of Joshua D. and Samantha Pinter, owners and applicants, for 331 Olympia Street in the 19th Ward (Zoning District R1D-M).

Applicant requests 6’ privacy fence for single-family dwelling at rear and along Virginia St. and up to 8’ retaining wall.

Variances: 903.03.C.2: Minimum 30’ exterior side setback required and 0’ requested (fence).

Zone case 368/16 on Thursday, Nov. 10 at 9:30 a.m. is the appeal of Dubois2 LLC, owner, and Arcadis, applicant, for 1006 E. Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests 7’ x 15’ service structure at rear of existing gas station.

Variances: 912.04.B.4: Minimum 5’ rear setback required and 4’ requested; 916.02.A.7: Minimum 15’ rear setback required and 4’ requested; 917.02.B: Maximum permitted sound level 65DBA (7am-10pm) and 55DBA (10pm-7am), 75DBA requested.

Special Exception: 916/09: Waiver of Residential Compatibility standards is a Special Exception.

Zone case 302/16 on Thursday, Nov. 10 at 9:50 a.m. is the protest of Lamar Advertising Company, protestant, and Martin Media, owner, for Grandview Avenue in the 19th Ward (Zoning DistrictGPR-C).

Protestant protests the issuance of two Notices of Violation and Order dated June 13, 2016 by the Department of Permits, Licenses and Inspections (32’x225’ sign).

Protest appeal: 923.03.B.1, 923.02.D: Appeal to the Zoning Board of Adjustment.

Zone case 394/16 on Thursday, Nov. 10 at 10:10 a.m. is the appeal of Vlasic Holdings LLC, owner, and PVE Sheffler, applicant, for 800 E. Warrington Avenue in the 18th Ward (Zoning District LNC).

Applicant requests expansion of existing restaurant by 7,877 sq. ft.

Special Exception: 911.04.A.57: Use of restaurant (general) is a Special Exception in LNC zoning district.

Notes: Certificate of Occupancy 39051, dated 9/25/81, permitted occupancy “3’ x 20’ and 4’ x 4’ wall signs, Golden Dawn Supermarket.”
