Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 363/16 on Thursday, Oct. 20 at 8:50 a.m. is the appeal of Brian Dormer, owner and applicant, for 425 Cabot Way in the 17th Ward (Zoning District RM-M, LNC).

Applicant requests new two-story detached garage accessory to single-family dwelling located at 1520 Bingham Street.

Variances: 912.01.D: Accessory uses should be located on the same zoning lot and the same zoning district as the primary structure; 903.03.C.2: Minimum 25’ front setback required and 0’ requested; Minimum 10’ interior side setback required and 0’ and 3’ requested; 912.04.E: Maximum height one-story/15’ permitted and two-story/22’ requested.

Zone case 280/16 on Thursday, Oct. 20 at 9:30 a.m. is the appeal of Joshua D. and Samantha Pinter, owners and applicants, for 331 Olympia Street in the 19th Ward (Zoning District R1D-M).

Applicant requests 6’ privacy fence for single-family dwelling at rear and along Virginia St. and up to 8’ retaining wall.

Variances: 903.03.C.2: Minimum 30’ exterior side setback required and 0’ requested (fence).

Zone case 353/16 on Thursday, Oct. 27 (continued from September 22) at 10:50 a.m. is the appeal of Tri Entertainment LLC, owner and applicant, for 1510 E. Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests 700 sq. ft. expansion of existing restaurant (general).

Special Exception: 911.04.A.57: Use as restaurant (general) in LNC zoning district is a Special Exception.

Variance: 914.02: Five additional on-site parking spaces required.

Notes: Certificate of Occupancy 50691, dated 1/21/1987, location 1510-1512 E. Carson St., permitted occupancy “Restaurant first and second floors. Third floor to remain vacant.”

Zone case 353A/16 on Thursday, Oct. 27 (continued from September 22) at 10:50 a.m. is the appeal of Tri Entertainment LLC, owner and applicant, for 1514 E. Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests 1,300 sq. ft. expansion of existing restaurant (general).

Special Exception: 911.04.A.57: Use as restaurant (general) in LNC zoning district is a Special Exception.

Variance: 914.02: Eight additional on-site parking spaces required.

Zone case 299/16 on Thursday, Nov. 3 at 8:50 a.m. is the appeal of Jeffrey A. Neubauer and Mary Vagley, owners and applicants, for 120 S. 17th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests continued use of structure as two-family dwelling.

Review: 911.02: Use of two-family is not permitted in R1A zoning district.

Zone case 303/16 on Thursday, Nov. 3 at 10:00 a.m. is the appeal of Richard Ripley, owner and applicant, for 159 Pius Street/ 1910 S. 18th Street in the 17th Ward (Zoning District H).

Applicant requests continued use of structure as four residential units.

Review: 911.02: Use of multi-family residential is not permitted in Hillside zoning district.

Notes: Certificate of Occupancy 74352, dated 10/6/1997, permitted occupancy “Continued use of existing four-story structure as a two-family dwelling.”
