Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 286/16 on Thursday, July 28 at 9:20 a.m. is the appeal of Lance Gardenhire, owner, and Will Macon (prospective owner), applicant, for 77 Industry Street in the 18th Ward (Zoning District R2-H).

Applicant requests continued use of structure as three-family dwelling.

Review: 911.02: Review by the Zoning Board of Adjustment use of structure as three-family dwelling.

Zone case 285/16 on Thursday, July 28 at 9:40 a.m. is the appeal of UPMC Presbyterian, owner, and Kolano Design, applicant, for 3300 S. Water Street in the 16th Ward (Zoning District SP-5).

Applicant requests new 598 sq. ft. wall mounted business ID sign for UPMC Rooney Sports complex.

Variances: South Side Signage Guidelines: Maximum 400 sq. ft. in sign face area permitted and 598 sq. ft. requested.

Zone case 284/16 on Thursday, Aug. 4 at 9:10 a.m. is the appeal of 95 S 24th Street LP, owner, and Rolling Lambert LLC, applicant, for 95 S 24th Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests lot subdivision and six new three-story single-family attached dwellings with integral parking, one-car parking pad at rear, rooftop decks, second level rear decks, HVAC units.

Variances: 903.03.E.2: Minimum 5’ exterior side setback required and 2’ requested (unit F, unit F rooftop deck and deck); Minimum 5’ interior side setback required and 0’ (dwellings, rooftop decks, decks); 912.04.B: Minimum 5’ rear setback required and 2’ requested (parking pad).

Zone case 298/16 on Thursday, Aug. 4 at 10:00 a.m. is the appeal of Greg P. and Norine H. Minion trust, owner, and Peter Margittai Architects LLC, applicant, for 2132 Sarah Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests use of property as multi-family residential with 14 units, integral parking and rooftop decks.

Variances: 911.04.A.85: Multi-unit residential is not permitted in R1A zoning district; 903.03.E.2: Minimum 5’ front setback required and 0’ requested; Minimum 5’ exterior side setback required and 0’ requested.

Notes: Certificate of Occupancy 200702698, dated 9/18/2007, permitted occupancy “Continued use of existing three-story former church as single-family dwelling.”
