Upcoming Pittsburgh Zoning Board hearings

 


Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 42/14 on Thursday, Feb. 20 at 9:20 a.m. is the appeal of Najib K. and Nasra K. Aboud, owners and applicants for 2126 East Carson Street in the 16th Ward (Zoning District LNC).

Applicant requests continued use of upper floors as two dwelling units and continued use of the first floor as a restaurant (limited) with liquor license (Baba D’s) of the existing structure.

Variances: 914.02.A: Two off-street parking spaces required and 0 requested.

Notes: Certificate of Occupancy 200800577, daed 12/22/2008, permited occupancy “Use of 2348 sq. ft. of the first floor as restaurant (limited) without liquor license (Baba D’s) of the existing three-story structure.”

Certificate of Occupancy 200904726, dated 1/28/2010, permitted occupancy “Use of 2348 sq. ft. of the first floor as restaurant (limited) with liquor license (Baba D’s) of the existing three-story structure.”

Zone case 45/14 on Thursday, Feb. 20 at 9:40 a.m. is the appeal of John Bazari, owner and applicant for 539 Boggs Avenue in the 19th Ward (Zoning District R1D-H).

Applicant requests renovation of two existing attached two-story structures to be used as multi-unit residential (21 units total) with 33 outdoor parking spaces.

Variances: 911.02.A.85: Multi-unit residential structure is not permitted in R1D zoning district.

Past Cases and Decisions: Zoning Case #286 of 1962, Special Exception granted: erection of a two-story rectory structure with a three-car integral garage in the basement at the southwest corner of church property

Zone case 275/13 (Continued from January 23, 2014) on Thursday, Feb. 20 at 10:20 a.m. is the appeal of Oxbridge Development, owner and applicant, for Josephine Street (parcel 12-P-71) in the 17th Ward (Zoning District H).

Applicant requests use of lot for multi-family dwelling units; seven new three-story buildings with integral garages (additional 21 units).

Variances: 911.02: Multi-family residential no a permitted use in H zoning district; 905.02.C: Maximum area of disturbance 50% permitted and 100% requested.

Zone case 52/14 on Thursday, Feb. 27 at 9:40 a.m. is the appeal of Tamara Hopkins, owner and applicant for 345 Republic Street in the 19th Ward (Zoning District R1D-M).

Applicant requests use of two-story structure as animal care (limited); dog boarding.

Variances: 911.04.A.4: Use of animal care (limited) is not permittedin R1D zoning district.

Zone case 55/14 on Thursday, Feb. 27 at 10:10 a.m. is the appeal of David C. and Lorraine Pudup, owners, and Brian Ripley (prospective owner) applicant, for 2613, 2615 Stella Street in the 16th Ward (Zoning District H).

Applicant requests two new four-story single-family attached dwellings with integral garages.

Special Exceptions: 911.04.A.69: Use of single-family attached dwelling units in H zoning district is a Special Exception.

Variances: 905.02.C.2: Minimum lot size 3,200 sq. ft. permitted and 1,600 sq. ft. requested; Maximum height three stories permitted and four stories requested; Maximum area of disturbance 50% and 70% requested.

Zone case 59/14 on Thursday, March 6 at 9:30 a.m. is the appeal of Black and Gold Properties LLC, owners and applicants, for 1014 Sarah Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests two new three-story single-family attached dwellings with integral garages.

Variances: 903.03.E.2: Minimum 5’ front setback required and 0’ requested (lot 1); Minimum 5’ interior side setback required and 0’ requested.

Zone case 187/13 on Thursday, March 6 at 10:00 a.m. (continued from Thursday, Jan. 6, 2014) is the appeal of Pittsburgh Rugby Association II LLC, owner and applicant for 40 S. 22nd Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests existing restaurant expansion: 21’ x 16’ two-story addition at rear of existing structure.

Special Exception: 921.02.A.1; Expansion of a nonconforming use is a Special Exception.

Variances: 921.02.A.1.(a)(i): Limit of Expansion 15%; 50% requested. 903.03.E.2: Minimum 3’ interior side setback required and 0’ proposed; Minimum 5’ exterior side setback required and 0’ proposed; Minimum 15’ rear side setback required and 0’ proposed.

Notes: Certificate of Occupancy 69537, dated 6/7/1997, permitted occupancy “Existing two-story structure for bar/restaurant with one dwelling unit above and outdoor seating in rear of building and 6’6” high stockade fence. Maximum of 45 occupants inside; 30 outside.”
