Zone case 291/13 (continued from December 19, 2013) on Thursday, Jan. 23 at 9:50 a.m. is the appeal of MJT Real Estate LLC/John Demauro, owner and applicant, for 12 Bedford Sq./1209 E. Carson Street in the 17th Ward (Zoning District LNC).
Applicant requests 2,478 sq. ft. one-story addition at rear of existing restaurant with outdoor seating area and six proposed bicycle parking spaces; existing restaurant expansion.
Special Exception: 911.04.A.57: Use as restaurant (general) in LNC is a Special Exception.
Variances: 914.02.A: Additional 14 parking spaces required and 0 requested; 904.02.A.2: Minimum 20’ rear setback required and 0’ proposed.

Zone case 275/13 (Continued from December 5, 2013) on Thursday, Jan. 23 at 10:00 a.m. is the appeal of Oxbridge Development, owner and applicant, for Josephine Street (parcel 12-P-71) in the 17th Ward (Zoning District H).
Applicant requests use of lot for multi-family dwelling units; seven new three-story buildings with integral garages (additional 21 units).
Variances: 911.02: Multi-family residential no a permitted use in H zoning district.
Zone case 21/14 on Thursday, Jan. 30 at 9:00 a.m. is the appeal of Blue Dog enterprises Inc ., owner and applicant, for 109 Orchard Place in the 30th Ward (Zoning District R1D-H).
Applicant requests use of existing 2½-story structure as two-family dwelling with existing two-car garage at rear.
Variances: 911.04.A: Use of two-family dwelling dwelling is not permitted in R1D zoning district; 903.03.D.2: For the garage: Minimum 5’ interior side setback required and 0’ requested.
Zone case 24/14 on Thursday, Jan. 30 at 9:30 a.m. is the appeal of William Pilossoph, owner and applicant, for 1405 E. Carson Street in the 17th Ward (Zoning District LNC).
Applicant requests use of second floor as single family dwelling; continued use of first floor as retail clothing store.
Variances: 914.02.A: Minimum one parking space required and 0 proposed.
