Zone case 187/13 on Thursday, Dec. 5 at 9:00 a.m. (continued from Thursday, Oct. 31) is the appeal of Pittsburgh Rugby Association II LLC, owner and applicant for 40 S. 22nd Street in the 16th Ward (Zoning District R1A-VH).
Applicant requests existing restaurant expansion: 21’ x 16’ two-story addition at rear of existing structure.
Special Exception: 921.02.A.1; Expansion of a nonconforming use is a Special Exception.
Variances: 921.02.A.1.(a)(i): Limit of Expansion 15%; 50% requested. 903.03.E.2: Minimum 3’ interior side setback required and 0’ proposed; Minimum 5’ exterior side setback required and 0’ proposed; Minimum 15’ rear side setback required and 0’ proposed.

Zone case 273/13 on Thursday, Dec. 5 at 9:20 a.m. is the appeal of Douglas Todd Keener, owner and applicant for 300 Cola Street in the 19th Ward (Zoning District P).
Applicant requests new three-story single-family detached dwelling with two-car integral garage.
Variances: 905.01.C.2: Minimum 30’ front setback required and 0’ requested; Minimum 5’ interior side setback required and 2’ proposed.
Zone case 275/13 on Thursday, Dec. 5 at 9:40 a.m. is the appeal of Oxbridge Development Corporation, owner and applicant for Josephine Street (parcel 12-P-71) in the 17th Ward (Zoning District H).
Applicant requests use of lot for multi-family dwelling units; seven new three-story buildings with integral garages (additional 21 units).
Variance: 911.02: Multi-family residential not a permitted use in H zoning district.
Zone case 285/13 on Thursday, Dec. 12 at 9:30 a.m. is the appeal of Forest City Station Square Associates LP, owner and applicant for 1 E. Carson Street (73 E. Carson Street) in the 17th Ward (Zoning District SP-4).
Applicant requests new surface parking area with additional 316 parking spaces.
Variance: 901.01.I: Commercial parking is not permitted in SP-4 zoning district.

Zone case 281/13 on Thursday, Dec. 5 at 9:50 a.m. is the appeal of Paribus Unum LLC, owner, and Peter Margittai Architects, applicant, for 2301 Mission Street in the 16th Ward (Zoning District H).
Applicant requests construction of additional story on existing three-story structure for use of 19 dwelling units with 28 accessory parking spaces.
Variance: 911.04.A.85: Multi-family residential not a permitted use in H zoning district; 905.02.C: Maximum height 40’/three stories permitted, 60’/ four stories requested.
Zone case 291/13 on Thursday, Dec. 19 at 9:40 a.m. is the appeal of MJT Real Estat LLC/John Demauro, owner and applicant for 12 Bedford Sq./1209 E. Carson Street in the 17th Ward (Zoning District LNC).
Applicant requests new one-story structure at rear of existing restaurant with outdoor seating area; 2,811 sq. ft. restaurant expansion.
Special Exception: 911.04.A.57: Use as restaurant (general) in LNC is a Special Exception.
