Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearing of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 257/13 on Thursday, Nov. 14 at 9:00 a.m. is the appeal of Nitchkey Kim, owner and applicant for 1821 Fox Way in the 17th Ward (Zoning District R1A-VH).

Applicant requests a new three-story single-family dwelling with two-car integral garage.

Variances: 925.06.C: Minimum 3’ interior side setback required and 0’ requested; 903.03.E.2: Minimum 15’ rear setback required and 5’ requested.

Zone case 2263/13 on Thursday, Nov. 14 at 10:10 a.m. is the appeal of ASP Enterprises LLC, owner, and Carrick’s Custom Decor, applicant for 1621 Saw Mill Run in the 32th Ward (Zoning District NDI).

Applicant requests a 30 sq. ft. new electronic business ID wal mounted sign for Route 51 Auto Sales.

Variances: 919.03.O.3: Electronic signs are not permitted in NDI zoning district.

Past Cases and Decisions: ZBA 51 of 1998, Special Exception granted to change the occupancy of an existing one-stoy structure from a truck equipment installation business to automobile painting and minor body and fender work.

Notes: Certificate of Occupancy 200502486, date 10/17/2005, permitted occupancy “One story structure for office use (City lights Limo SVC) and car wash (Pittsburgh auto spa).”; Certificate of Occupancy 13-B-00448, permitted occupancy “Use of one story structure and parking area as vehicle/equipment sales (limited).”

Zone case 282/13 on Thursday, Nov. 21 at 9:20 a.m. is the appeal of Michael Wright, owner and applicant for property on 16th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests a new three-story single-family attached dwelling with two-car integral garage.

Variances: 903.03.E.2: Minimum 5’ front setback required and 0’ requested; Minimum 15’ rear setback required and 5’ requested; Minimum 5’ interior side setback required and 0’ requested.
