Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearing of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 204/13 on Thursday, Oct. 10 at 9:00 a.m. is the appeal of Justin Cipriani, applicant, and Jeffrey Neubauer, owner, for 1803 Sidney Street and Fox Way in the 16th Ward (Zoning District R1A-VH).

Applicant requests continued use of existing two-story single-family dwelling at 1803 Sidney Street; new three-story single-family dwelling with mezzanine and rooftop deck and two-car integral garage at Fox Way.

Variances: 903.03.E.2: Minimum 15’ rear setback required and 6’ proposed; 925.06.C: Mimimum 3’ interior side setback required and 0’ proposed.

Zone case 234/13 on Thursday, Oct. 10 at 9:30 a.m. is the appeal of Bailey Park Partners, applicant and owner, for Bailey Park - Science Street in the 18th Ward (Zoning District R1D-M).

Applicant requests construction of new five-story multi-unit residential structure with 10 dwelling units and outdoor parking area.

Variances: 911.02.A.85: Multi-unit residential is not permitted in R1D zoning district; 903.03.C.2: Maximum height three stories/40’ permitted and five stories stories requested; Minimum 30’ front setback required and 5’ proposed; Minimum 30’ exterior side setback required and 5’ proposed; Minimum 30’ rear setback required and 0’ proposed.

Zone case 234/13 on Thursday, Oct. 10 at 10:00 a.m. is the appeal of The Community Builders Inc., applicant, and Hillcrest Limited Partnership, owner, for 2920 Brownsville Road in the 29th Ward (Zoning District LNC, R2-L).

Applicant requests new four-story building with 66 units for use as housing for elderly (general).

Special Exception: 911.04.A.35: Housing for elderly (general) is a Special Exception in LNC zoning district.

Variances: 911.04.A.35: Housing for elderly (general) is not permitted in R2 zoned areas; 911.04.A.35(a)(8): No less than 40 percent of the required site shall be in usable open space, six percent requested; 916.02.B.1: Building height shall not exceed 40’ or three stories, 51.5’ and four stories requested; 916.04.C: Parking area shall not be located within 15’ of properties zoned residential, 14’5” requested.

Zone case 196/13 on Thursday, Oct. 31 at 10:00 a.m. is the appeal of Karen Lucca, owner and applicant for 264 Plymouth Street in the 19th Ward (Zoning District R1D-M).

Applicant requests use of structure as two-family dwelling with existing two-car parking area at rear.

Variances: 911.04: Use is not permitted in R1D zoning district; 903.03.C.2: For parking area: Minimum 5’ interior side setback required and 0’ requested.

Zone case 214/13 on Thursday, Oct. 31 at 10:20 a.m. is the appeal of James R. Smith, owner and applicant for 208 Reifert Street in the 30th Ward (Zoning District R1D-H).

Applicant requests use of existing structure as two-family dwelling.

Variances: 911.02: Use of two-family dwelling units is not permitted in R1D zoning district. 914.02.A: One additional parking space required; no parking spaces requested.

Notes: Certificate of Occupancy 15232, dated 6/19/1961, permitted occupancy “One family dwelling.”
