Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 143/13 on Thursday, July 11 at 9:00 a.m. is the appeal of William V. Leckenby, owner and applicant, for 177 Pius Street in the 17nd Ward (Zoning District R1A-VH).

Applicant requests 20’ x 15’ second and third level deck at rear of three-story single-family dwelling.

Variance Requests: 925.06.A.14, Deck shall not extend above the first floor and second ant third levels deck proposed; 903.03.E.2, Minimum 5’ interior side setback required, 4’ requested; Minimum 5’ rear setback required, 2’ requested.

Zone case 145/13 on Thursday, July 2 at 9:10 a.m. is the appeal of 12th Green LLC, owner and applicant for 88 S. 12th Street. in the 17th Ward (Zoning District R1A-VH).

Applicant requests 20’ x 12’ new second level deck for two-story single-family dwelling.

Variance Requests: 903.03.E.2, Minimum 5’ interior side setback required ad 0’ requested; 925.06.A.14, Should not extend above the first floor; second level deck requested.

Notes: Certificate of Occupancy 86760, dated 5/5/2004, permitted occupancy, “Two-story, one-family dwelling with a two-car integral garage located at the rear of the lot.”

Zone case 150/13 on Thursday, July 11 at 10:00 a.m. is the appeal of Tom and Cassandra Dixon, applicants and owners for 133 S. 12th Street in the 17th Ward (Zoning District R1A.VH).

Applicant requests 32.5’ x 19’ three-story ddition at rear of existing structure at 133 S. 12th Street and new two-story single-family attached dwelling with a three-car integral garage at rear.

Variance Requests: 903.03.E.2, Minimum 5’ and 5’ interior side yard setback required and 0’ and 0’ requested; Minimum 15’ rear setback required and 0’ requested (for 133 S. 12th Street).

Past cases and decisions: ZC 629 or 1982, applicant’s request to permit occupancy of the structure as five units denied; two units granted.

Notes: Certificate of Occupancy 45038, dated 9/14/1984, permitted occupancy, “Multiple family dwelling with two dwelling units.”
