Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 60/13 on Thursday, April 4 at 9:20 a.m. is the appeal of David Backo, owner, and Nicole Szewczyk, applicant, for 157 Spencer Avenue in the 29th Ward (Zoning District R1D-L).

Applicant requests use of existing two-story structure as child care (limited); 4 to 6 children.

Special Exception Requests: 911.04.A.12, Use of child care (limited) in R1D Zoning District is a Special Exception.

Notes: Certificate of Occupancy 66797, dated May 1993, permitted occupancy “3-story two-family dwelling with a 3-car detached garage; 28’x28’x13’8” 3-car detached garage.”

Zone case 65/13 on Thursday, April 4 at 10:00 a.m. is the appeal of Richard and Renee Costanzo, owner, and Aaron Archibald, applicant, for 1802 Harcum Way (143 S. 18th Street) in the 17th Ward (Zoning District R1A-VH).

Applicant requests new four-story single-family attached dwelling.

Variance Requests: 903.03.E.2, Maximum height three stories permitted and four stories requested.

Past Cases and Decisions: ZBA 173 of 2012, applicant’s request for building renovation for use as single-family dwelling (two units) was approved.

Zone case 79/13 on Thursday, April 18 at 9:50 a.m. is the appeal of John A. and Nancy P. Lardo, owner and applicant, for 140 S. 20th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests use of existing two-story building as two dwelling units.

Special Exception Requests: 921.02.A.4, Change from one nonconforming use to another is a Special Exception.

Variance Requests: 914.02, Two additional parking spaces required and 0 requested.

Past Cases and Decisions: ZBA 606 of 1981, appeal granted with conditions/temporary only to occupy fist floor of existing 2½-story structure as doctor’s office. One dwelling unit above to remain; ZBA 578 of 1982, special exception granted to occupy first floor of existing 2½-story structure as doctor’s office with one dwelling unit above to remain; ZBA 14 of 1984, special exception granted for two year period to continue occupancy of first floor of existing 2½-story structure as doctor’s office. Existing one dwelling unit to remain; ZBA 85 of 1986, special exception granted to occupy existing 2½-story structure as home office of physician.

Zone case 83/13 on Thursday, April 25 at 9:20 a.m. is the appeal of John Bazari, owner and applicant, for 248 Prospect Street in the 19th Ward (Zoning District R1D-H).

Applicant requests second floor addition to existing one-story single-family dwelling.

Variance Requests: 903.03.D.2, Minimum 5’ interior side setback required and 0’ requested.

Zone case 85/13 on Thursday, April 25 at 9:40 a.m. is the appeal of Jon M. Golli, owner and applicant, for S. 22nd Street (12-K-326) in the 19th Ward (Zoning District R1D-H).

Applicant requests 6.5’ high privacy fence at front and exterior side of the lot.

Variance Requests: 903.03.E.2, Minimum 5’ front setback required and 0’ requested; Minimum 5’ exterior side setback required and 0’ requested.
