Zoning Board hearings
Pittsburgh’s Zoning Board of Adjustment has scheduled the following public hearing of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.
Zone case 35/13 on Thursday, Feb. 14 at 9:20 a.m. is the appeal of American Natural, applicant, and Forest City Station Square Associates LP, owner, for 1 E. Carson Street (73 E. Carson Street) in the 17th Ward (Zoning District SP-4).
Applicant requests existing ground sign replacement with 121 sq. ft. electronic business ID sign and four gas station canopy signs.
Variance Request: 919.03.O.3, Electronic non-advertising signs are not permitted in SP-4 zoning district.
Variance Request: PLDP sign guidelines, Station Square, SP-4: Ground signs shall be a maximum of 27 sq. ft. of sign face area and 121 sq. ft. requested; not higher than 10’ above the grade permitted and 30’ requested; canopy signs are not permitted in SP-4 zoning district and four signs requested.
Notes: Certificate of Occupancy 42108, dated May 12, 1983, permitted occupancy “Automobile & gasoline service station.”
Zone case 45/13 on Thursday, Feb. 28 at 9:30 a.m. is the appeal of Michael Scarlatelli, applicant, and Joseph Wasiecko, owner, for 1306 East Carson Street in the 17th Ward (Zoning District LNC).
Applicant requests existing existing restaurant expansion; to occupy the first and second floors with live entertainment.
Variance Request: 911.04.A.57, Use of restaurant (general) in LNC Zoning District is a Special Exception.
Notes: Certificate of Occupancy 89102, dated Oct. 20, 2005, permitted occupancy “First and second floor for use as restaurant (general) with live entertainment on first floor. (Occupancy placard 100 persons.)”
