Pittsburgh's Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 209/12 on Thursday, Oct. 18 at 9:40 a.m. is the appeal of Daniel and Moeun McSwiggen, owners and applicants, for 1701 East Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests existing 4-story building renovation for additional four residential units (5 total) on 2nd, 3rd and 4th floors.

Variance Request: 914.02.A - Minimum 4 additional parking spaces required and 0 requested.

Past Cases & Decisions: ZBA 196 of 2008, the protestants' appeal of the revocation of a Certificate of Occupancy for a sidewalk cafe and request for reinstatement was denied.

Notes: Certificate of Occupancy 200592943, dated 2/6/2006, permitted occupancy "Use of 1st floor as a restaurant (limited) (Cambodian kitchen) (occupancy - 50 persons or less); Certificate of Occupancy 65103, dated 6/10/1993, permitted occupancy "3-story structure with carpet store on 1st floor, 1 dwelling unit on 2nd floor and third floor to remain vacant".

Zone case 205/12 on Thursday, Oct. 18 at 9:50 a.m. is the appeal of Thomas and Vicki Ann Kraczon, owners, and SSLBK LLC, Local Bar and Kitchen, applicant, for 1513-1515 East Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests use of 3,550 sq. ft. for restaurant (general) - expansion for party room and use of 10 off-site parking stalls to be located on 1300 Bingham Street.

Special Exception Requests: 914.07.G.2(a) Off-site parking shall be authorized by Special exception; 10 off-site parking spaces proposed; 911.04.A.57 Use of restaurant (general) is a Special Exception in LNC zoning district.

Notes: Certificate of Occupancy OCC10-05174, dated 3/24/2011, permitted occupancy "Use of 2,350 sq. ft. on the first floor as restaurant (limited) (Local Bar & Kitchen) of an existing 2-story structure"; Certificate of Occupancy OCC10-06175, dated 3/23/2011, permitted occupancy "Use of 18'x50' roof deck on the roof with 2-story screening of existing 1 and 3-story structure as accessory to restaurant (limited); Certificate of Occupancy, dated 1990, location 1300-1308 Bingham St., permitted occupancy "use of 2-story structure and 3-story structure in rear at 1300 Bingham St. for 275 seat theatre and 100 seat theatre and accessory uses for City Theatre Co., Inc.".

Zone case 213/12 on Thursday, Nov. 1 at 9:40 a.m. is the appeal of Concord Hospitality Enterprises, owner, and Able Industries Inc., DBA SIGN STAT, applicant, for 2795 Water Street in the 16th Ward (Zoning District SP-5).

Applicant requests two new 196 St. ft. each wall mounted signs for six-story structure (Hyatt House hotel).

Variance Requests: 909.01.C.4 Maximum letter height 6 ft. permitted and 7 ft. proposed; one sign per building permitted and two proposed.
