Upcoming public hearings at the Pittsburgh Zoning Board of Adjustment

Pittsburgh's Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 196/12 on Thursday, Oct. 4 at 10:00 a.m. is the appeal of Richard P.Schweikert and Sherrie D. Flick, owner, and Absolute Win, INC. applicant, for 50 Holt Street in the 16th Ward (Zoning District R1D-H).

Applicant requests an existing porch enclosure for two-story single-family dwelling.

Variance Requests: 903.03.D.2 - Minimum 5' interior side yard setback required and 0' requested; Minimum 15' front setback required and 13' 5½" requested.

Zone case 201/12 on Thursday, Oct. 11 at 9:40 a.m. is the appeal of SWN Enterprises LLC, owner and applicant, for 335 Arlington Avenue in the 18th Ward (Zoning District H).

Applicant requests a new two-story multi-unit residential structure with 5 units and one-car integral garage for each unit.

Variance Request: 911.04.A.85 - Use of multi-unit residential structure is not permitted in H zoning district.

Zone case 168/12 on Thursday, Oct. 11 at 10:10 a.m. is the appeal of Fahed Alsoud, owner and applicant, for 625 W. Warrington Avenue in the 19th Ward (Zoning District P).

Applicant requests use of 1-story structure as vehicle/equipment sales and repair (general) with 8 outdoor parking stalls.

Variance Requests: 911.04.A.74­, 911.04.A.76 - Use of vehicle/equipment sales (general) and vehicle/equipment repair (general) is not permitted in P zoning district; 905.01.C - For proposed parking stalls: minimum 30' front setback required and 7' proposed; Mimimum 20' exterior side yard setback required and 3' proposed; minimum 5' interior side yard setback required and 0' proposed.

Past Cases & Decisions: Certificate of Occupancy 1375, dated 11/14/1939, permitted occupancy "Sales of auto parts from store room; used car lot for used cars; auto parts will not be stored in open lot; wrecking of cars not permitted." Certificate of Occupancy 33934, dated 6/12/1978, permitted occupancy "1st floor, auto parts store and outdoor sales of used cars (wrecking of cars not permitted" — upper floors, a total of six dwelling units two outdoor parking stalls.

Zone case 209/12 on Thursday, Oct. 18 at 9:40 a.m. is the appeal of Daniel and Moeun McSwiggen, owners and applicants, for 1701 East Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests existing 4-story building renovation for additional four residential units (5 total) on 2nd, 3rd and 4th floors.

Variance Request: 914.02.A - Minimum 4 additional parking spaces required and 0 requested.

Past Cases & Decisions: ZBA 196 of 2008, the protestants' appeal of the revocation of a Certificate of Occupancy for a sidewalk cafe and request for reinstatement was denied.

Zone case 205/12 on Thursday, Oct. 18 at 9:50 a.m. is the appeal of Thomas and Vicki Ann Kraczon, owners, and SSLBK LLC, Local Bar and Kitchen, applicant, for 1513-1515 East Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests use of 3,550 sq. ft. for restaurant (general) - expansion for party room and use of 10 off-site parking stalls to be located on 1300 Bingham Street.

Special Exception Requests: 914.07.G.2(a) Off-site parking shall be authorized by Special exception; 10 off-site parking spaces proposed; 911.04.A.57 Use of restaurant (general) is a Special Exception in LNC zoning district.
