Pittsburgh's Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 167/12 on Thursday, Sept. 6 at 9:10 a.m. is the appeal of Timothy L. and Laurie Silfies, owners and Davis Davis Attorneys, applicant, for 425 Kirk Avenue in the 29th Ward (Zoning District R1D-L).

Applicant requests a 12' x 18' open iron garage/carport with concrete pad in front yard of 2½ story single-family dwelling.

Variance Requests: 903.03.B.2­ - Minimum 30' front setback required and 0' requested; 914.02.A - Minimum 5' interior yard setback required and 0 requested.

Past Cases & Decisions: ZBA 199 of 2010, applicant's request for 12' x 18' open carport over a 9' x 18' concrete slab at front /side of existing 2½ story single-family dwelling was Denied.

Applicant requests use of 1-story structure as vehicle/equipment sales and repair (general) with 8 outdoor parking stalls.

Variance Requests: 911.04.A.74­, 911.04.A.76 - Use of vehicle/equipment sales (general) and vehicle/equipment repair (general) is not permitted in P zoning district; 905.01.C - For proposed parking stalls: minimum 30' front setback required and 7' proposed; Mimimum 20' exterior side yard setback required and 3' proposed; minimum 5' interior side yard setback required and 0' proposed.

Zone case 170/12 on Thursday, Sept. 6 at 9:50 a.m. is the appeal of Brian Young, owner and applicant, for 2834 Mary Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests a 23' x 14' deck at rear of single-family attached dwelling.

Variance Requests: 903.03E.2 - Mimimum 5' interior side yard setback required and 6" requested (both sides); Minimum 5' rear setback required and 6' requested.

Zone case 161/12 on Thursday, Sept. 6 at 10:20 a.m. (continued from Aug. 2) is the appeal of Oxford Development, owner, and Leahi Holding LP, applicant, for 700 E. Carson Street in the 17th Ward (Zoning District GI).

Applicant requests a new service station with 45 parking stalls.

Variance Requests: 904.06.C.2­ - Minimum 20 ft. rear setback required and 0 ft. requested; Minimum 5 ft. rear setback required for parking stalls and 0 ft. requested; 911.04.A.65(f) - Minimum 150 ft from any residential district required and 40 ft. requested.

Past Cases and Decisions: ZBA 206 of 1996, Special Exception granted to change occupancy of existing two-story structure from a construction inspection bureau and testing lab with an incidental office to offices for property restoration company with incidental storage of household items and restoration equipment including ladders, dehumidifiers and drying equipment with an existing 1,700 sq. ft. of outdoor parking area to remain.

Zone case 173/12 on Thursday, Sept. 13 at 9:00 a.m. is the appeal of Richard Constanzo, applicant, and Rose J. Episcopo, owner, for 143 S. 18th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests a building renovation for use as single-family dwellings (two units).

Variance Requests: 903.03.E.2 - Mimimum 1,200 sq. ft. lot size permitted and 560 sq. ft. and 640 sq. ft. lot size per unit proposed; Minimum 5' front setback required and 0' requested; Minimum 5' interior side setback required and 0' requested.

Zone case 161/12 on Thursday, Sept. 13 at 9:20 a.m. is the appeal of William and Marianne Spencer, owners and applicants, for 145 S. 15th Street in the 17th Ward (Zoning District R1VH).

Applicant requests use of 3-story structure as 2-family dwelling.

Variance Requests: 911.04.A - Use of 2-family dwelling is not permitted in R1A zoning district; 911.02.A. - One additional on-site stall required and 0 proposed.

Zone case 176/12 on Thursday, Sept. 13 at 9:40 a.m. is the appeal of John V. Katich Jr ., owner and applicant, for 1727 Rutledge Street in the 19th Ward (Zoning District R1D-M).

Applicant requests an 8' x 16.5' 2-story additiona dn 18' x 28' deck to the existing 2-story single-family dwelling.

Variance Request: 903.03.C.2­ - Minimum 5' interior side yard setback required and 0.8' requested.

Past Cases and Decisions: ZBA 141 of 1975, variance granted to erect 1-story extension (porch enclosure) to front of existing 2-story, 1-family dwelling.

Zone case 1187/12 on Thursday, Sept. 13 at 10:30 a.m. is the appeal of Eat n' Park, applicant, and Terrence P. Laughlin, owner for 1922 E. Carson Street Street in the 17th Ward (Zoning District LNC).

Applicant requests to occupy 3,482 sq. ft. of basement and first floor of 3-story structure as restaurant (general).

Special Exception Request: 911.04.A.57­ - Use of restaurant (general) in LNC zoning district is a Special Exception.

Variance Request: 914.02.A­ - 3 on-site parking spaces required and 0 spaces requested.

Past Cases and Decisions: ZBA 146 of 1986, Special Exception granted for restaurant and outdoor cafe with following condition: sidewalk cafe shall be limited to table service only.
