Zone case 161/12 on Thursday, Aug. 2 at 9:00 a.m. is the appeal of Oxford Development, owner, and Leahi Holding LP, applicant, for 700 E. Carson Street in the 17th Ward (Zoning District GI).
Applicant requests a new service station with 45 parking stalls.
Variance Requests: 904.06.C.2 - Minimum 20 ft. rear setback required and 0 ft. requested; Minimum 5 ft. rear setback required for parking stalls and 0 ft. requested; 911.04.A.65(f) - Minimum 150 ft from any residential district required and 40 ft. requested.
Past Cases and Decisions: ZBA 206 of 1996, Special Exception granted to change occupancy of existing two-story structure from a construction inspection bureau and testing lab with an incidental office to offices for property restoration company with incidental storage of household items and restoration equipment including ladders, dehumidifiers and drying equipment with an existing 1,700 sq. ft. of outdoor parking area to remain.

Applicant requests use of 2½-story structure as two-family dwelling.
Variance Requests: 903.03.B - Minimum 5,000 sq. ft. lot size required and 4,699 sq. ft. requested; 914.02.A - Minimum 2 off-street parking spaces required and 0 requested.

Zone case 164/12 on Thursday, Aug. 9 at 9:10 a.m. is the appeal of Henry and Harriet Coennen, owners and applicants, for 1128 Arlington Ave. in the 18th Ward (Zoning District LNC).
Applicant requests 24 ft. x 41 ft. parking pad for 1122 Arlington Ave. (two cars).
Variance Requests: 914.07.G.2(a) - Off-site parking shall be approved by a Special Exception.
