Zone case 86/12 on Thursday, May 10 at 9:10 a.m. is the appeal of Kirklin T. Klett, owner and applicant for 185 Pius Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests existing deck for two-story single-family detached dwelling.

Variance Request: 903.03.E.2 – Minimum 5 ft. interior side yard setback required and 8" to 2.5' requested.

Zone case 88/12 on Thursday, May 10 at 9:20 a.m. is the appeal of Lucas Gayle & Daryl, owner and applicant, for 421 Laughlin Street in the 29th Ward (Zoning District P).

Applicant requests 10'x14' shed at front of single-family detached dwelling.

Variance Request: 905.01.C­ - Minimum 30' front setback required and 0' requested.

Notes: Certificate of Occupancy 79311, dated 5/31/2000 permitted occupancy "two-story one-family dwelling with one-car integral garage and 40'x40' one-story extension on easterly side for garage for storage of boat and trailer and non-commercial automobiles."

Zone case 89/12 on Thursday, May 10 at 9:30 a.m. is the appeal of Thomas Chardello and Cassandra Yakovich, owner and applicant, for 1918 Wharton Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests 6'x15' existing deck for two-story single-family detached dwelling.

Variance Request: 903.03.E.2­ - Minimum 5' interior side yard setback required and 0' requested.

Zone case 90/12 on Thursday, May 10 at 9:40 a.m. is the appeal of David Richards, applicant, and James Gourlay, owner, for 215 Labelle Street in the 19th Ward (Zoning District R1D-M).

Variance Request: 903.03.C.2­ - Maximum height three stories permitted and 3½ stories requested.

Zone case 94/12 on Thursday, May 17 at 9:00 a.m. is the appeal of Ilce M. Quintanilla, owner and applicant, for 1704 Mount Joseph Street in the 29th Ward (Zoning District R2-L).

Applicant requests 11.7 ft. x 9.4 ft. deck in rear of two-story single-family detached dwelling.

Variance Request: 903.03.B.2­ - Minimum 5' interior side yard setback required and 3.5' requested.

Zone case 101/12 on Thursday, May 17 at 9:10 a.m. is the appeal of Ryan Sciullo, owner and applicant, for 40 S. 19th Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests new upper deck and lower deck for three-story single-family attached dwelling.

Variance Request: 903.03.E.2­ - Minimum 5' exterior side yard setback required and 0' requested; Minimum 5' rear setback required and 0' requested; Minimum 5' interior side yard setback required and 0' requested.

Past Cases & Decisions: ZBA case 141 of 2011, use of an 18'x19' parking pad in the rear of a proposed two-story, single-family dwelling approved with condition: 1. That the applicant submits an updated site plan showing the placement and dimensions of the parking pad. Approval is conditional upon approval of the site plan by the Zoning administrator, who will consider whether wheel stops, landscaping and screening will be required.

Zone case 72/12 on Thursday, May 17 at 10:00 a.m. (continued from April 19) is the appeal of Christine A. Tripoli, owner, and Steve Zumoff applicant, for 1323-1327 E. Carson Street in the 17th Ward (Zoning District LNC).

Applicant requests use of 3,700 sq. ft. of the first floor as restaurant (general).

Special Request: 911.04.A.57­ - Use is a Special Exception in LNC District.

Variance Request: 914.02.A­ - Eight off-street parking spaces required and two spaces requested.

Notes: Certificate of Occupancy 87494, dated 10/19/2004 permitted occupancy "First floor for restaurant (limited) (Beehive).
