Pittsburgh's Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 35/12 on Thursday, March 8 at 9:00 a.m. is the appeal of Kajon Materials, owner and applicant for 2115 Wharton Street in the 16th Ward (Zoning District R1A-VH).

Applicant requests a two-story addition above existing one-story structure for use as two-family dwellings and an office space on first and second floors.

Variance Request: 921.02.A.1(a).(1) – Maximum increasing of the total floor area for nonconforming use, 15% permitted and 80% requested.

Past Cases and Decisions: ZNA 135 of 2010, request for one- and two-story addition with roof-to deck above existing one-story structure for use as a single family dwelling with integral first floor one-car garage granted.

Notes: Certificate of Zoning classification, dated 3/9/1994, described use of property "office building."

Zone case 37/12 on Thursday, March 8 at 9:10 a.m. is the appeal of Brian L. Patrick, owner and applicant for 2414 Burham Street in the 16th Ward (Zoning District R1D-H).

Applicant requests one-car parking pad on rear of two-story single-family dwelling.

Variance Requests: 912.04.B – Minimum 2 ft. rear set back required and 0 ft. requested; 914.09.H - 19 ft. parking stall depth required and 17 ft. requested.

Notes: Certificate of Zoning Classification 137226, dated 10/28/2010, described current use of property as single-family residential.

Zone case 42/12 on Thursday, March 8 at 9:40 a.m. is the appeal of Daniel Josephs, owner and applicant for 2733 Cobden Street in the 16th Ward (Zoning District R1D-H).

Applicant requests a 17 ft. x 20 ft. two-car parking pad located in side lot as accessory use for single-family dwelling.

Variance Request: 903.03.D – Minimum 5 ft. interior side yard set back required and 1 ft. 2 in. requested.

Zone case 41/12 on Thursday, March 8 at 10:10 a.m. is the appeal of Yevgen Slipko, owner and applicant for 462 Natchez Street in the 19th Ward (Zoning District R1D-H).

Applicant requests use of 2½-story single-family detached dwelling as two family dwellings.

Variance Request: 911.02 – Use is not permitted in R1D district.

Zone case 43/12 on Thursday, March 15 at 9:10 a.m. is the appeal of Joseph F. Alessandro, owner and applicant for 146 Pius Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests a 19 ft. x 20 ft. two-car parking stall for single family detached dwelling.

Variance Request: 903.03.E.2 – Minimum 5 ft. interior side yard set back required and 0 ft. requested.

Notes: Certificate of Occupancy 44201, dated 4/30/1984, permitted occupancy "Two story one family dwelling."

Zone case 44/12 on Thursday, March 15 at 9:20 a.m. is the appeal of Joseph F. Alessandro, owner and applicant for 144 Pius Street in the 17th Ward (Zoning District R1A-VH).

Applicant requests a new three-story two-family dwelling.

Variance Requests: 911.02 ­- Use is not permitted in R1A district; 903.03.E.2 – Minimum 5 ft. interior side yard set back required and 0 ft. requested.
