Zone case 9/12 on Thursday, Jan. 26 at 9:10 a.m. is the appeal of Victor Rodriguez, applicant, and Board of Public Education, owner for 161 Prospect Street in the 19th Ward (Zoning District R1D-H).
Applicant requests conversion of the existing four story structure into 80 units residential building with recreation and entertainment, indoor (general)- fitness center with 104 surface parking spaces.
Variance Requests: 911.02 – Use is not permitted in residential single unit detached district; 903.03.D.2 — Exterior side yard setback for parking stalls, 15 ft. required and 3 ft. requested; interior side yard setback, 5 required and 3 ft. requested; 40 ft (3 stories) in maximum height required and 60 ft. Applicant requests a new one-story fast food restaurant (general).
Special Exception Request: 921.03.C – Restoration of Nonconforming Structure containing a Nonconforming use is a Special Exception (new curb cut in pedestrian right-of-way is not permitted in the LNC).
