Pittsburgh's Zoning Board of Adjustment has scheduled the following public hearings of interest to South Pittsburgh residents in the first floor hearing room of the John P. Robin Civic Building, 200 Ross Street, Downtown.

Zone case 080/10 on Thursday, April 22 at 9:40 a.m. is the appeal of Linda Mangus, appellant for 222 Clover Street in the 16th Ward, for an appeal requesting a 6' wooden privacy fence along perimeter of lot..

The appellant is requesting relief from front-yard fencing requirements of Section 925.06A of the Zoning Code.

Zone case 81/10 on Thursday, April 22 at 8:40 a.m. is the appeal of Noah Development, owner/applicant for 106, 110 and 166 Aidan Court in the 32nd Ward, for an appeal requesting to construct three single family dwellings with integral garages.

The appellant is requesting relief from front-yard setback requirements of Section 903.03B of the Zoning Code, 30' required, 10' provided.

Zone case 88/10 on Thursday, April 22 at 9:10 a.m. is the appeal of Eric Engelhardt, appellant for 422 Industry Street in the 18th Ward, for an appeal requesting demo and reconstruction of a 42' x 88' one-story structure for use as construction contracting (general) with 8' high chain-link fence with barbed wire surrounding the perimeter of the lot.

Reconstruction of a non-conforming use shall be permitted by Special Exception and review by the zoning board in accordance with 921.03.C.1 of the City Zoning Code. 8' chain-link fence with barbed wire not permitted in a residential zoning district.

Zone case 74/10 on Thursday, April 22 at 9:40 a.m. is the appeal of Linda Mangus, owner/applicant for 222 Clover Street in the 16th Ward, for an appeal requesting to construct a 6' high wooden fence along the perimeter of the property.

The appellant is requesting relief from requirements that fencing within the front yard setback shall be no higher than 4' tall and open in accordance with 903.03.C of the City Zoning Code. 6' high and solid is requested.

Zone case 58/10 on Thursday, April 22 at 9:50 a.m. is the appeal of 16th & Carson Street Partners LLC, owner/applicant for 1601-1605 East Carson Street in the 17th Ward, for an appeal requesting to construct a 55' x 60' roof-top deck (approximately 2,300 sq. ft.) above existing two-story restaurant (Diesel).

The appellant is requesting relief from requirements: Rear yard setback, 20' required, 0' provided in accordance with 904.02.C of the City Zoning Code; Maximum 2:1 floor area ratio, 8280 sq. ft permitted, 9654 sq. ft. (2.33:1 ratio) requested in accordance with 904.02.C of the City Zoning Code; and, Off-street parking, 1 stall per 125 sq. ft. of floor area above first 2,400 sq. ft ., 18 parking stalls required, 0 provided.

Zone case 87/10 on Thursday, April 29 at 10:00 a.m. is the appeal of Brad Palmisiano, appellant for 110 Pius Street in the 17th Ward, for an appeal requesting a 13'x15' third-story rear deck and a 14'x17' roof-top deck above existing 3-story single family dwelling.

The appellant is requesting relief from interior side-yard setback and height requirements.

Plans are on file for these cases and may be inspected up to the date of the hearing. Anyone who wishes to be heard must appear in person. The board does not accept letters or petitions.
